The Corporation of the County of Huron’s Social and Property Services department is seeking a full-time Maintenance Technician!

Position Summary

Reporting to the Operations Supervisor, the Maintenance Technician completes repairs and preventative maintenance
at assigned sites while maintaining a safe working and housing environment.
Typical duties will include, but not be limited to: general maintenance and repair in carpentry, plumbing, specific
grounds maintenance and snow removal, and building systems, including structures, interiors and equipment. The
Maintenance Technician will oversee the operation and servicing of building systems such as HVAC, plumbing,
security and will identify electrical issues. Responsibilities also include the completion of daily logs, the ability to
maintain accurate and concise records, implement scheduled testing and exercise independent judgment as necessary.
When requested or as needed, provide assistance to contractors and emergency personnel, report social concerns and
incidents to appropriate staff.
This position will normally work 35 regular hours per week and may require occasional after hours emergency callouts.

Role and Responsibilities

  • Maintain and promote the confidentiality of tenant information and other
  • Interact with tenants and the public as necessary in performing duties and providing customer
  • Applies approved operating policies, procedures and legislation and supplements the judgment and initiative of the Operations Supervisor.
  • Uses initiative and judgment to solve problems at County owned municipal and housing
  • Performs carpentry repairs to interior/exterior-including doors, windows, screens, kitchen cabinets, countertops, molding and baseboards, replace caulking and weather stripping, repairs to floor and tub tiles, interior/exterior walls, porches, steps, drywall repairs and replacements.
  • Plumbing repairs including replacement of sinks, toilets, vanities, showerheads, faucets, general repairs to these items including the unclogging of drains and toilets, flushing water Performs general plumbing maintenance such as repair of leaks in drains and faucets, replacing drain hoses or washers. Plumbing work may consist of hot work and soldering of pipes.
  • Identify and investigate electrical concerns and request an electrical contractor to complete the work, if required.
  • Service appliances, which includes troubleshooting concerns with building washers and dryers, refrigerators and stoves, air conditioning units.

  • Monitors fire alarm systems and equipment, troubleshoots problems with life safety equipment and ensures repairs are conducted in a timely manner.
  • Oversees the operations and servicing of the HVAC systems, equipment, and accessible lift. Make adjustments to the building automation systems. Perform furnace trouble shooting.
  • Ensures maintenance of grounds by completing repairs to fences and snow removal from County buildings and Housing Corporation buildings, as required.
  • Authorization to purchase supplies and equipment within pre-determined limits at local outlets for repairs and maintenance of apartment buildings and family units and County buildings. Authorization to procure local trades as required in the absence of direct supervisor or in emergency situations.
  • Acquire and have knowledge of all County buildings in case of emergencies, ie gas shut-offs, water supply, main electrical disconnects, sprinkler systems, etc.
  • Assist with the development of the scope of work for move-out unit
  • Replace displaced security cameras, report
  • Provide daily administration of all life safety systems including fire alarm systems, sprinkler systems, emergency lighting and generator equipment for compliance with the Fire Code.
  • Liaison with contractors to explain building specific conditions relative to the work being In the absence of direct supervisor, monitors progress of operational and capital work and reports issues.
  • Acts as first contact and liaison with fire department, ambulance and police during emergencies, as outlined under the Fire Safety Plan. Reports tenant and health and safety issues to Supervisor. Call 911 when
  • Responds to queries from housing tenants, building contacts, other County staff and building tenants with occupancies in County owned buildings.

  • The position may require the incumbent to be available for after-hours emergency calls including weekends and statutory holidays, but it is not a mandatory condition.

  • Coverage of other areas due to staff

Qualifications and Education

  • Grade 12 secondary school diploma
  • Four years’ experience working in a multi-unit residential environment or a trade, such as carpentry, plumbing, electrical or HVAC
  • Competent in the use of hand and powers tools, testing and diagnostic equipment
  • Valid driver’s license and access to a reliable vehicle
  • General knowledge of provincial codes and regulations, including building and Fire Codes, Occupational Health and Safety Act, WHMIS, TSSA regulations.
  • Strong communication and interpersonal skills, including awareness of social issues, and the ability to deal tactfully and resourcefully with tenants.
