POSITION SUMMARY

Facility Maintenance Technician 2 is responsible for performing skilled maintenance, repair, and inspection of facility systems, equipment, and structures to ensure safe, efficient, and reliable operations. This position conducts preventative maintenance, troubleshoots mechanical, electrical, plumbing, and HVAC systems, and responds to emergency maintenance situations. The Technician upholds safety standards, follows company policies, and maintains detailed documentation of all work performed.

ESSENTIAL DUTIES AND RESPONSIBILITIES

General Maintenance

  • Perform routine maintenance and repairs on a variety of facility equipment and systems.
  • Conduct preventative maintenance in accordance with established schedules.
  • Inspect and troubleshoot equipment to identify potential issues and recommend solutions.
  • Maintain accurate records of work orders, inspections, and repairs.
  • Keep tools, equipment, and work areas clean, organized, and in good condition.
  • Report safety hazards or operational concerns promptly to the supervisor.

Mechanical System Maintenance and Repair

  • Service and repair HVAC systems, including filter changes, coil cleaning, and duct maintenance.
  • Inspect, maintain, and repair plumbing systems, including pipes, fixtures, and drainage.
  • Repair or replace electrical fixtures such as switches, outlets, and lighting.
  • Maintain and repair mechanical equipment and machinery, including motors, compressors, and pumps.
  • Troubleshoot and resolve mechanical malfunctions, reporting major issues as needed.

Building Maintenance

  • Perform janitorial and basic cleaning tasks for restrooms, common areas, and offices.
  • Inspect and maintain building systems including lighting, fire safety, and security systems.
  • Conduct routine facility inspections to identify and address maintenance needs.
  • Manage waste disposal in accordance with company policies.

Safety

  • Follow all safety protocols and wear appropriate personal protective equipment (PPE).
  • Use caution signs and barricades to ensure safety in work areas.
  • Properly handle and dispose of hazardous materials.
  • Report safety hazards immediately to the supervisor.

Emergency Response

  • Respond promptly to facility-related emergencies.
  • Follow established emergency response protocols.
  • Communicate emergency situations to the supervisor without delay.

MINIMUM QUALIFICATION (KNOWLEDGE, SKILLS, AND ABILITIES)

  • Knowledge of maintenance procedures for HVAC, plumbing, electrical, and mechanical systems.
  • Understanding of building systems, safety codes, and preventive maintenance practices.
  • Skill in diagnosing and troubleshooting mechanical, electrical, and plumbing issues.
  • Ability to read and interpret technical manuals, diagrams, and schematics.
  • Proficient in using hand tools, power tools, and maintenance equipment.
  • Strong problem-solving and time-management skills.
  • Ability to work independently with minimal supervision and as part of a team.
  • Effective communication skills to interact with staff, supervisors, and vendors.
  • Commitment to workplace safety and adherence to company policies.

Education and Experience

  • High school diploma or equivalent; technical training or certifications preferred.
  • Minimum of 2 years’ experience in facility, equipment, or building maintenance.
  • Experience with HVAC, plumbing, electrical, and mechanical systems required.

PHYSICAL DEMANDS AND WORK ENVIRONMENT

  • Ability to stand, walk, climb, bend, and lift up to 50 lbs.
  • Comfortable working in varied environmental conditions (indoor/outdoor, hot/cold, noisy areas).
