SUMMARY
Maintenance Technician II performs skilled, hands-on maintenance, repair, and installation across various building systems and structures, including plumbing, electrical, HVAC, and carpentry, in response to work orders. This role involves both preventive and corrective maintenance, using tools and diagnostic skills to ensure functionality, safety, and compliance with regulations. Beyond technical duties, the position often requires communication, problem-solving, record-keeping, and adherence to safety protocols.
Duties/Responsibilities:

Work closely with Lead and Chief of Engineer to keep him updated on the completion of daily repairs.

Manage and respond to assigned work orders and preventive maintenance (PM) tasks efficiently.

Execute maintenance tasks across electrical, mechanical, plumbing, carpentry, and roofing trades to repair and maintain buildings and equipment.

Conduct thorough inspections of buildings, grounds, and equipment to identify potential issues and ensure all systems are functioning properly.

Perform routine checks and maintenance on equipment and building systems, such as changing filters, lubricating parts, and conducting inspections to prevent issues.
- Respond to work orders, troubleshoot issues, and perform necessary repairs on facilities and equipment to ensure functionality.

Maintain accurate records of maintenance dates, repair costs, and types of maintenance performed.
- Utilize practical skills to find solutions to a variety of technical problems.

Maintain cleanliness and organization of tools and work areas to promote a safe working environment.

Perform maintenance on electrical systems, including replacing light bulbs and sockets, and cleaning and repairing circuit breaker panels.

Assist in the setup and maintenance of ventilation, refrigeration, and other systems, conducting repairs as necessary.

Communicate existing and potential issues to the Lead and Chief of Engineer to ensure timely resolution.

Proactively identify potential problems and ensure maintenance tasks are completed accurately.

Work collaboratively with other technicians and departments to achieve maintenance goals.

Skills/ Abilities
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to apply basic mathematical skills.
- Must possess good verbal and written skills.

Meticulous approach to inspections and repairs to ensure thoroughness.

Proficiency with hand and power tools, precision measuring devices, and specific trade skills (e.g., electrical, plumbing, HVAC, carpentry).

- Flexible work holidays and weekends and ability to work overtime as needed.

Education/Experience:
- High School or equivalent education.

Two years related building maintenance experience or training; or equivalent combination of education and experience.
- Skilled knowledge of plumbing and electrical systems.
- Familiarity with general maintenance processes and methods, as well as tools and common appliances, is important.

Drywall finishing.
- Skilled knowledge using hand and electrical tools.
- HVAC certification a plus

Experience using hand electrical tools.

Ability to read technical manuals and drawings.

Valid driver’s license.

Must be able to pass a background check.
Physical Requirements:
- Must be able to physically reach, bend, stoop, kneel, and lift up to 100 pounds.
- Must be able to work under variable temperature conditions (extreme heat or cold, indoors/outdoors).
- Must be able to climb ladders up to 30 feet.

Must be able to work around chemicals, dust, fumes and/or odor hazards.
- Regularly works in outdoor weather conditions and may face the risk of electrical shock or encounter fumes or airborne pathogens.
Must be able to work in a loud environment and in areas near moving mechanical parts.
