Title: Maintenance Technician/ Painter.
Salary: $25.75 - $28.00 hourly.
Job Purpose:
Under the supervision of the Maintenance Manager, the Maintenance Technician/Painter is responsible for maintaining the physical condition and appearance of the site, interior of units and building exterior. The painter may also be responsible for work orders, special projects, vacant paints repairs in occupied units and various other responsibilities.
Duties:

Diagnoses and performs minor and routine maintenance/repairs involving the following, but not limited to:
-
Exterior and interior painting.
-
Painting prep work.
-
Interior/exterior lighting repair.
-
Minor plumbing repair.
-
Minor appliance repair.
-
Carpentry work.
-
Basic pool care.
-
Wall repair/painting.
-
Minor water irrigation systems.
-
Stairs, gates, fences, patios, railings, gutters, pool area, tile, spa, pool furniture.
-
Tile, carpet, flooring.
-
Fireplaces, ceiling fans.
-
Shutters, doors, cabinets, windows, sliding glass doors Door locks and locks.
-
Water Intrusion.
-
Repairs concrete, masonry roof, and fencing when required.

Assists with grounds work when necessary.
-
Provides the highest quality of service to tenants, staff, and visitors.

Routinely assists in performing duties to restore apartments to "market-ready" status.

When conducting property inspections, including models, offices, vacant or occupied units, all employees have the responsibility of determining if any potential liability or safety hazards are present on behalf of the Company. Any potential liabilities should be reported to your Maintenance Manager.

Immediately corrects unsafe conditions (i.e., broken gates leading to pools, broken steps, open holes, broken/burned-out exterior lights, etc.)

Inspects and maintains all tools in excellent condition.

Performs work area clean-up and safety-related duties.

Adhere to all safety procedures regarding the proper use of personal protective equipment (PPE) as tasks dictate.

Use safety equipment (goggles, masks, gloves, etc.) as tasks dictate.

Knows and adheres to all federal, state, and local laws as well as all policies and procedures.

Participates in standby emergency schedule for evening, weekend, and holiday coverage.

Maintains regular and on-time attendance in the workplace.

Supports and follows operational policies and standards.

Supports and follows the safety program.
PHYSICAL REQUIREMENTS:

Constantly standing and/or walking.

Frequent bending/squatting/kneeling.

Frequent climbing of stairs and/or ladders.
-
Frequent reaching above shoulders.

Frequent grasping with left and/or right hand.
-
Frequent use of finger dexterity.
Skills/Qualifications:
-
2-3 years experience in the maintenance/painting field required.

Must have a valid driver’s license.
-
Must have his or her own basic hand tools.

Knowledgeable and skilled in the safe use and maintenance of the following tools:
-
Hand Tools: Various wrenches, screwdrivers, grips, sledgehammer, hammer, snips, posthole diggers, saws, etc.
-
Power Tools: Wrenches, grinder, sander, drill, saws, etc.
-
User-Moving Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step-ladders, full ladders, double ladders.

Mechanical Equipment: Basic knowledge of motor equipment such as power washers, blowers, and compressors.
