JOB SUMMARY: The maintenance worker will be responsible for performing routine maintenance, repairs, and inspections to ensure the building/apartments and its systems are in excellent working condition. This role requires attention to detail, problem-solving abilities, and a commitment to maintaining a safe and functional environment.
EDUCATION AND QUALIFICATIONS:
- MINIMUM: High School diploma or equivalent.
- MINIMUM: Two (2) years of apartment maintenance experience of relevant experience required.
- Ability to physically able to lift up to 50 pounds with or without reasonable accommodations
- Ability to walk up at least 4 flights of stairs with or without reasonable accommodation.
This position may require occasional work during evenings, weekends, or emergencies. The role involves both indoor and outdoor tasks and may include exposure to various weather conditions.
License: NYS Driving license required with at least a 2-year clean driving record. (required)
DUTIES AND RESPONSIBILITIES:
Apartment Preparation and Maintenance
- Change locks and distribute keys to necessary parties (client, Case Manager, Property Manager, Housing Manager).
- Assist with client move-ins and relocations.
- Perform heavy-duty cleaning and sanitation of newly acquired and vacant apartments.
- Measure and install window blinds in vacant apartments.
- Identify complex repairs that need to be addressed by superintendents, building managers, or landlords.
- Assemble and repair furniture.
- Practice Universal Precautions/Standard Protocol and Procedures
- Replace light bulbs, outlets, switches, and minor electrical repairs as needed.
- Address basic plumbing issues such as leaks, clogs, and fixture replacements.
- Perform routine inspections, repairs, and upkeep of the building's interior and exterior, including walls, flooring, windows, and doors.
- Assist with heavy duty cleaning and sanitation of newly acquired and newly vacant apartments within the supportive housing program.
- Assess and determines the condition of all equipment and machinery and reports to CFO on what needs to be repaired or replaced.
- Responsible for snow removal.
- Maintain access to front of building by removing all trash and debris as a result of weather conditions.
Driving and Vehicle Maintenance
- Serve as BAC Driver, adhering to all related policies and procedures related to being designated as a BAC Driver and manages the maintenance of the Housing Departments van.
- Maintain the Housing Department's van, ensuring cleanliness and sufficient gas levels.
- Transport cargo, agency staff, or clients to various locations.
- Maintain accurate records of all repairs, inspections, and maintenance activities.
Other Responsibilities
- Perform tasks as directed by the Senior Maintenance Worker, Property Manager, or Program Director.
- Complete other duties as assigned based on program needs.
KNOWLEDGE, SKILLS, & ABILITIES:
- Proven experience in building maintenance, repair, or a related field.
- Basic knowledge of electrical, plumbing, HVAC, and carpentry systems.
- Ability to use a variety of hand and power tools.
- Strong problem-solving skills and attention to detail.
- Excellent verbal and written communication skills, including the ability to convey complex information clearly and sensitively to diverse audiences.
- Physical ability to perform tasks, including lifting heavy objects, standing for long periods, and working in various environmental conditions.
