Maintenance/Landscaper

Job Summary:

As a Maintenance Technician / Landscaper, under the direction of the Property Manager or Maintenance Manager, you are responsible for maintaining the overall appearance, safety, and working order of individual apartments, exterior spaces, and common areas. This role includes performing routine maintenance and repairs, as well as maintaining and enhancing the property's outdoor grounds. The ideal candidate is dedicated, detail-oriented, and takes pride in ensuring both interior and exterior areas remain functional, aesthetically appealing, and safe for residents and visitors. Responsibilities include apartment maintenance, lawn care, plant and landscape upkeep, seasonal clean-up, and general grounds maintenance to preserve the quality and appearance of the property.

In addition to your technical experience with Maintenance, electrical, HVAC, and mechanical systems and their maintenance and repair, you shall have proven customer service and leadership skills by:

Showing care and concern for our residents through timely follow-ups and meticulous completion of their apartment service tickets
Resolving maintenance issues in the area of HVAC, electrical, plumbing, and appliance repair
Managing the make-ready and apartment turnover process with attention to detail and timeliness so apartments can be leased and new residents can move in
Preserving the value of the building by consistently executing on preventative maintenance programs
Preserving the beauty of the building and the safety of the community through general upkeep and cleanliness, snow removal and grounds maintenance
Perform routine landscaping maintenance, including mowing, trimming, edging, and weeding.
Plant, prune, and maintain flowers, shrubs, and trees as needed.
Sustaining peak efficiency operation levels for all property components
Adhering to applicable building, county, and safety codes/standards, while running an accident-free operation
Working weekends and participating in the emergency on-call rotation

Qualifications:

3-5+ years of experience in the trades, facilities, and/or residential building maintenance
Strong leadership aptitude and experience preferred
Knowledge of risk management, OSHA, and MSDS
Proficiency with HVAC, plumbing, electrical trades, and appliance repair
Basic carpentry, drywall, and painting skills
A safety mindset and an eye for detail
A builder's mentality (know it like you built it!)
Excellent communication skills, both written and verbal
A sharp professional appearance
Availability for emergency situations at the property, including an on-call rotation
The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly, climb stairs, use ladders and work in varying weather conditions
Previous experience in landscaping, groundskeeping, snow removal, or a related field preferred.
Knowledge of plant care, lawn maintenance, and irrigation systems.
Operate and maintain landscaping equipment such as lawnmowers, trimmers, and blowers.
Assist with hardscaping projects, including walkway repairs and minor landscaping installations.

Requirements:

Availability to work a flexible schedule, including weekends
Rotating on-call responsibility for after-hours emergencies
Valid driver's license and/or access to reliable transportation
EPA Certification (Type I & II or Universal) recommended
