The Mosaic on Broadway, managed by Moody National Management LP is currently looking for a Make Ready Technician to join our team.

The Make Ready Technician prepares apartment units for tenant move-ins by ensuring the units are operational, with fully functioning fixtures and equipment and premises that are in good repair.
Essential Functions:
- Inspect and repair or replace electrical plugs, switches, fixtures, appliances, doors, bells, alarms, plumbing fixtures, ceiling fans, etc. to ensure they are functioning properly; complete minor repairs or replacements as necessary.
- Inspect and replace A/C filters, light bulbs, door stops, switch plates, pop-up assemblies, fluid masters, smoke alarms, mini-blinds, toilet seats, shower rods, vertical blinds, broken passage knobs, towel bars, toilet tissue holders and light fixture globes as needed.
- Paint interior and exterior walls and trim; remove deteriorated dap in restrooms and kitchen and re-dap.
- Complete minor repairs - electrical, plumbing, ceramic tile, cabinets, door and shelves, and appliances; touch up appliance fixtures.
- Note and report to management the need for major repairs or additions to lighting, heating, and ventilating equipment, as well as observed safety hazards.
- Remove all debris resulting from work and transport to appropriate disposal area.
- Provide support to the Lead Maintenance or Assistant Maintenance as required.
- Other duties as assigned by management.
Job Specifications:
- Thorough working knowledge of all company and property policies, procedures, and standards related to property maintenance.
- Ability to operate equipment and use tools in a safe manner and in accordance with operating or usage instructions.
- Experience painting, calking and dry walling.
- Basic knowledge of electrical, plumbing and A/C repair practices.
- Good written and verbal communication, customer service, conflict resolution, and organization skills.
- Good command of the English language; second language proficiency desirable
- Excellent time management skills and ability to multi-task and prioritize work

Experience and Education:
- High School education or equivalent work experience.
- At least 6 months experience in a comparable position.
- Minimum training required per year as assigned by the company
- Any additional training required by manager
Work Environment:
- This job operates in an apartment complex. This role routinely uses standard maintenance equipment.
- Work days and work hours may vary and overtime may be required.
- This position works indoors and outdoors. Must tolerate hot and cold weather.
