What we are looking for:
We are currently seeking a full-time, skilled Make Ready Technician to join our team. This position will be responsible for preparing vacant units for occupancy and performing repairs and preventative maintenance in mobile communities across a portfolio of communities.
Responsibilities:
- Work with make ready team members and management to transform recently vacated homes into ready-to-occupy homes in a timely and financially responsible manner.
- Ensure homes and lots are in a clean, safe and livable condition in line with Roots standards.
- Inspect vacated homes units and create make ready checklist.
- Routinely perform the following duties, when necessary, in order to restore the homes to "market ready" status:
- Replaces or repairs windows, latches, screens, hinges, doors, shelves, baseboards, mirrors, closets, cabinets and countertops.
- Checks all electrical and light fixtures, performs minor repairs/replacements.
- Completes plumbing repairs and replacements. Install tubs, surrounds, and commodes as needed.
- Inspects home flooring and tiles, performs minor repairs/replacements.
- Completes dry wall and painting duties.
- Assists in changing or removing appliances from homes.
- Repairs or replaces curtains, mini-blinds, ceiling fans, etc.
- Diagnose and address HVAC repairs.
- Operates carpet cleaning equipment to clean carpets, performs minor repairs/replacements.
- Lends assistance during trash-out of a home, e.g., moving heavy/bulky items to the dumpster.
- Conduct final inspections of homes alongside management to ensure all make-ready tasks are completed to company standards and the homes are ready for new occupants.
- Report supply needs to management team.
- Assist with overflow community maintenance requests as needed.
- Communicate effectively with residents, future residents, visitors, vendors and team members while presenting a positive, professional image.
- Comply with Personal Protective Equipment (PPE), Occupational Safety and Health Administration (OSHA) regulations, as well as National, State, and Local Health and Safety laws in order to minimize risk and liability.
- Adhere to maintenance, safety, and security standards as well as all company policies and procedures in order to ensure company objectives are being met and a safe working environment for everyone in each property is being provided.
- Other tasks as needed or assigned by management.
Requirements and expectations:
- A valid driver’s license is required
- Ability to travel to communities within an assigned region
- At least 2 years of Maintenance or Construction experience in a residential environment, preferably apartments or multifamily – mobile homes a plus
- Knowledge of plumbing, electrical, and carpentry - HVAC knowledge and experience a plus
- Swimming pool knowledge / CPO certified a plus
- Attention to detail
- Excellent time management skills with a proven ability to meet deadlines.
- Ability to troubleshoot and solve maintenance problems independently
- Ability to work in all types of weather conditions
- A significant amount of physical activity (walking, climbing stairs or ladders, bending, stooping, squatting, kneeling, crawling, reaching above shoulder height, grasping, gripping, turning, or lifting) is required daily
- Comfortability and agility to crawl under homes and on top of roofs as needed
- Able to lift up to 70 pounds frequently
Schedule: Monday through Thursday 10 hour days
