We are seeking an experienced and community-focused Mall Manager to oversee the day-to-day operations, tenant management, and strategic performance of 4 community malls in Dubai. You will be responsible for ensuring smooth mall operations, high tenant satisfaction, community engagement, and optimal financial performance. This role requires a balance of operational expertise, customer service mindset, and a strong commercial acumen suited for a retail or hospitality environment.
Mall Operations Management
- Oversee daily mall operations, including security, cleaning, maintenance, parking, and common area management.
- Ensure all service providers are performing as per SLAs and mall standards.
- Conduct regular inspections of the properties and implement any corrective actions as required.
- Carry out routine checks to ensure that all tenant stores are trading, merchandised and kept clean and safe.
- Ensure all maintenance and safety issues highlighted by the tenants are promptly escalated and resolved by the operations team and service providers.
- Lead, train, and motivate mall staff to ensure a high-performance work environment focused on delivering exceptional customer experiences
Tenant Relations & Leasing Support
- Serve as the main point of contact for all tenants regarding operational matters.
- Ensure excellent communication and lease compliance with all tenants through regular meetings and visits
- Support the leasing team with handovers, onboarding, and coordination of new tenant openings or closures.
- Conduct tenant orientation meetings for all malls, covering emergency procedures, communication systems and other security procedures relating to the tenants.
- Lead any marketing efforts to maximize occupancy, revenue and footfall.
Budgeting & Financial Management
- Prepare and manage the mall’s OPEX budget including service charges and common area expenses.
- Monitor financial performance, control costs and ensure adherence to regulations, providing regular reports to senior management on key metrics and operational challenges
Compliance & Safety
- Ensure the mall is in full compliance with Dubai Municipality, Civil Defense, and other regulatory bodies.
- Oversee emergency preparedness, health & safety procedures, and fire safety systems.
- Maintain accurate documentation and reports for inspections, certifications, and audits.
Performance Monitoring & Reporting
- Track KPIs including occupancy rate, tenant satisfaction, footfall, revenue, and operational efficiency.
- Prepare monthly and quarterly reports for senior management and stakeholders.
- Recommend improvements to enhance customer experience and tenant performance.
