Building Manager Job Description for a Commercial Property
Job Description – Building Manager (Commercial Property)
Key Responsibilities:

Oversee day-to-day operations of the commercial property, ensuring smooth functioning of all building systems (electrical, HVAC, plumbing, lifts, etc.).

Manage preventive and corrective maintenance schedules in coordination with facility/technical teams.

Ensure compliance with safety, statutory, and regulatory requirements (fire safety, building codes, environmental norms).

Supervise housekeeping, security, parking, landscaping, and vendor services to maintain high property standards.
-
Monitor energy consumption and implement cost-effective measures for utilities and sustainability.
-
Manage tenant relations, addressing complaints, service requests, and operational issues promptly.

Coordinate with contractors, vendors, and service providers for timely execution of contracts and projects.

Oversee budgeting, expense control, and reporting for building operations and maintenance.
-
Conduct regular property inspections to identify risks, defects, or improvements needed.

Ensure smooth functioning of emergency preparedness systems (fire alarms, sprinklers, evacuation drills).

Support leasing team by ensuring readiness of premises for new tenants.
-
Maintain accurate documentation of contracts, maintenance records, compliance certificates, and audits.

Prepare MIS reports and update management on property performance, challenges, and improvements.

Lead the site team (technicians, housekeeping, security, etc.) and ensure adherence to SOPs.

Drive continuous improvement initiatives to enhance tenant satisfaction and asset value.
Skills & Competencies:

Strong knowledge of building systems (MEP, HVAC, DG, BMS, etc.).

Vendor and contractor management.

Good communication and tenant-handling skills.

Budgeting and cost management expertise.

Knowledge of safety and statutory compliance.

Problem-solving and decision-making ability.
Qualification & Experience:
-
B-Tech ( Electrical / Mechanical) Branch
-
Having 7+ Years of Experience in Handing Premium Building upto 1 Million Sq Ft.

Having Good Knowledge of Compliance, Audit, Team handling
