Through the centralization of Dubai Holding’s land bank, Dubai Holding Land Estates focuses on large-scale master plans, ensuring alignment with the Dubai 2040 Urban Master Plan, whilst also supporting the business’s commitment to sustainable urban development and strategic land portfolio management.


Job Purpose :


The job holder is responsible for business development activities including pricing, landbank strategy and monitoring, data analysis, market research – all in line with the vision, mission and strategic objectives of the company.


Key Accountabilities :


  • Develop/Co-develop pricing models and proposed pricing for land-bank and VAS initiatives
  • Provide pricing recommendations for existing units, land plots and customer modification requests (e.g. additional GFA, additional land, etc)
  • Conduct market research and produce benchmarking analysis to support recommended pricing
  • Build a database of market benchmarks using internal and external data
  • Develop market intelligence and analysis reports
  • Manage external valuation of land, units and developments
  • Maintain a database of external valuations to assist in informing decision making
  • Act as key liaison between Commercial & Strategy, DHRE Commercial & Urban Planning Team on landbank status and availability
  • Develop landbank inventory reports
  • Assist in developing land bank strategy
  • Assist in feasibility analysis and scenario analysis together with the Commercial & Strategy team members
  • Assist in sourcing strategic partnerships and alliances through drafting and structuring land-based investment packages
  • Assist in uploading new inventory to the system prior to project launches
  • Maintain records and create periodic status update and analytical reports for management
  • Contribute to the improvement of processes to enhance quality and overall department operations
  • Support asset sale process (due diligence, documentation, valuation)
  • Analysis of investor proposals
  • Adhere to company policy and procedure and maintain confidentiality of all information.


Qualifications, Experiences, Skills :


  • Bachelor’s degree in business, finance or a similar field (Master’s degree is a plus)
  • Minimum 4-6 years of experience in a similar field
  • RICS qualification is a plus
  • Extensive understanding of the real estate market
  • Good understanding of valuations
  • Proficiency of MS Office and Oracle System.
  • Strong analytical and numeric skills
  • Problem solving skills.
