Job Summary:
We are seeking a dynamic and experienced Senior Contracts Professional to join our team. The ideal candidate will be responsible for overseeing all aspects of Contracting activity for our real estate projects.
Education –
B.E Civil with PGD in Planning from NICMAR
Professional Certification like “PMP” and “MRICS” shall be preferable.
Roles and Responsibilities:
· Take ownership of contracts division for the organization.
· Ensure adherence to contract policies, processes, and guidelines necessary to maintain secure contract documentation in the contract database
· Draft, evaluate, negotiate, and execute a variety of contracts.
· Develop the ability to learn commercial risk profile, understand how to adapt content to mitigate risks, and help develop strategies to minimize potential risks to the business
· Manage the contract lifecycle process, prepare all required documentation, coordinate business and legal approval and obtain appropriate signatures. Assist with the continual improvement in the speed, quality, and simplicity of contract formation and management processes, without compromising compliance
· Coordinate with clients regarding industry standards
· Coordinate with the legal teams, Project Team, Business Team, Management and other departments as per requirement.
· Review, negotiate, draft, and amend contract terms, conditions and pricing, and ensure they are accurately executed and satisfied, referring to approval authorities.
· Support Project team with any contractual issues
· Report the status of current contract processes to management
· Resolve any existing contract conflicts.
· Ensure execution of awards given in arbitration, representing the organization in courts in such cases
· Serve as a liaison between internal and external parties during contract development and negotiation stages.
· Existing contracts team skill development.
· Development of new labor contractors.
· Finalizing the labor contractor.
· Evaluation & Gradation of Contractor.
· Examine and evaluate contract price proposals and financial reports.
Strategic Planning: Develop and implement strategic plans for the contracting activity for company's real estate projects in alignment with organizational goals and objectives.
Project Planning:
1. Lead the planning process for new real estate developments, including Contractor empanelment, Strategy formulation, Contractor panel proposal and approval
2. To Prepare and maintain detailed contracting schedules including development of critical path.
Regulatory Compliance: Ensure compliance with all relevant regulations, laws, and guidelines governing real estate development in India.
Budgeting and Cost Management: Prepare project budgets and forecasts, and monitor expenses to ensure projects are completed within budgetary constraints.
Resource Allocation: Manage resources effectively, including personnel, materials, and equipment, to optimize project outcomes.
Risk Management: Identify potential risks and develop mitigation strategies to minimize project delays and cost overruns.
Stakeholder Management: Collaborate with internal teams, external consultants, government agencies, and other stakeholders to drive project success.
Quality Control: Establish quality standards and procedures to ensure the highest level of quality in project deliverables.
Schedule Management:
1. Develop project schedules and timelines, and monitor progress to ensure timely completion of milestones and deliverables.
2. Responsible for monitoring project progress from conceptual design to completion of construction.
3. Responsible for examining whether projects are correctly resourced (material, workers, machinery, equipment, engineering staff) for achieving timelines and to advise Project Heads and CPO about remedial measures.
4. Making periodic visits to project sites to review contractor performance /schedules adherence.
Key Result Areas (KRAs):
Project Delivery: Ensure timely appointment of the Contractors for real estate projects within budget and quality standards.
Compliance: Ensure compliance with all regulatory requirements and standards throughout the project lifecycle.
Cost Control: Manage project expenses effectively to optimize resource utilization and minimize cost overruns.
Stakeholder Satisfaction: Foster positive relationships with stakeholders, including clients, investors, government agencies, and community members.
Innovation: Drive innovation in planning processes and methodologies to enhance project efficiency and sustainability.
Qualifications:
· Bachelor's degree in Civil Engineering field. Master's degree preferred.
· 5 to 15 years of experience in real estate development, with a focus on Contracts and project management.
· Proven track record of successfully managing complex real estate projects from conception to completion.
· Strong knowledge of Indian real estate regulations, FIDIC and other international laws.
· Excellent leadership, communication, and interpersonal skills.
· Proficiency in project management software and tools.
· Ability to work effectively in a fast-paced, deadline-driven environment.
