[Site Operation]

  • To achieve the timely and efficient delivery of C&W - PMSI to client , in support of their business needs in accordance with the service levels and Key Performance Indicators.
  • SPOC on behalf of Cushman Wakefield.
  • Recommend and support on Site’s Critical Operations and deliverables.
  • Deliver high quality, prompt and courteous Services in support of customers’ business needs.
  • To liaise with the client regarding matters on delegated levels of authority.

Facilities Operation

  • Manage/Supervise and monitor the functions of facilities including HVAC, Fire Safety, EHS, Power System, Soft Services, BMS , CCTV . FAPA System and any other activity as instructed by client’s SPOC under purview of Contract.
  • Monitor the process of reporting and follow up of requests & complaints from Teleperformance staff stationed at the building to client SPOC .
  • Ensure Documentation checklists pertaining to Daily/Weekly /Monthly are maintained by staff.
  • Inspect Documentation on Request/Complaints log record. Ensure proper follow up and completion on rectification works/pending requests and report to customer as per SLA.
  • Supervise in coordination with client on closures of SNAGs on weekly basis.
  • Support Transition team in seamless HOTO of the Facility
  • To implement and monitor a process for liaison with suppliers regarding any damage, loss found, malfunction on office assets
  • Advise on additional purchase upon request and approval from client SPOC .
  • Manage and Supervise process of Technical and Soft Services is followed to ensure a safe, healthy & hygienic working environment.
  • Initiate Daily, Weekly and Monthly Meetings with client SPOC and take follow ups on the Minutes of the Meetings till closures.

Systems & Procedures

  • Adapting C&W processes and systems to meet local requirements and agreeing with client SPOC .
  • Implementing C&W processes and systems.
  • Training staff on processes and systems.

  • Conduct Risk Assessments of all activities
  • Implement safe working systems.
  • Training on H&SE systems
  • Ensuring compliance as per C&W H&SE processes and systems.
  • Ensuring Accident Log is kept up to date
  • Reporting H&SE statistics and incidents in Monthly Report.

Vendor Management

  • To liaise with contractors, collect quotations and prepare quotation analysis.
  • To keep and revise the existing contracts with different vendors
  • To liaise with vendors on contract renewal
  • To compare, evaluate and recommend vendors
  • Monthly (or as required) Vendor Meetings to agree Monthly Supplier evaluation and plan for forthcoming month.

Purchasing

  • Implement and monitor the Procurement process for consumables and goods in agreement with Teleperformance policy and procedure.
  • To monitor delivery from approved supplier and ensure they follow the SLAs.
  • Cost Analysis report to be submitted with optimization on pilferages .

Engineering Management

  • Over see Technical activity on availability of MEP Equipment at all times . Any abnormalities are to be reported to SPOC with suitable Plan of Action
  • Adherence of PPM schedules for Technical services is on time and implemented as per C&W guidelines.
  • Review reports on engineering systems operation and maintenance .
  • Initiate training session on technical service with SME technical (C&W) periodically.

People management

  • Training of onsite Employees
  • Counselling of employees
  • Resolving grievance s of onsite team

[Technical Management]

  • Preparation and execution of 52 weeks PPM schedule for all critical and non- critical equipment’s within set SLA which includes all Electrical, D.G, HVAC, BMS and safety-security systems. •
  • Maintenance of Mall infrastructure. • Third party vendor management. • Mall Repairs and maintenance.
  • Timely reporting of all updates to OML management.
  • M&E spares inventory and record management. Co-ordination with vendor for spares and PPM work.
  • Co-operation with internal team for smooth soft skill operation. [please insert]

Other

  • Proactively review workplace systems / processes to innovate and continuously improve the business performance and workplace experience
  • Performs other duties as requested by your direct manager
  • Occasional requirement to work extended hours during peak times or to assist with major functions/events
  • Development of operational standards / playbooks / operating manuals for all aspects of the business
