Manager, Real Estate Valuation

Position Specification – Manager, Fixed income Valuation
Scope and Responsibilities
  • Conduct valuations of private credit as part of the quarterly or monthly valuation process. Assist with verifying the completeness of daily valuation process and escalate timely when additional review and approval is required.
  • Create or update debt cash flow waterfall models according to the priority of payments specified in the latest transaction documents. Analyze and develop investment assumptions related to ongoing business plans and valuations, supporting senior management in strategic decisions.
  • Knowledge of Commercial Mortgage-Backed Securities (CMBS), Residential Mortgage-Backed Securities (RMBS) and fixed-income investment products is a plus. Understand various structures and valuation drivers that affect pricing.
  • Perform reconciliations across valuation models, accounting records, and multiple data sources. Collaborate with fund accounting team and asset managers to ensure accurate and consistent data is reflected in accounting records and valuation.
  • Lead specific projects: gather market research benchmark data, prepare valuation models and propose valuation actions, ensuring high quality and timely delivery.
  • Prepare and present valuation results: Communicate findings clearly and concisely to team leaders and stakeholders.
  • Balance multiple assignments and manage internal / external data collection workflows with minimal supervision.
  • Perform ad-hoc analysis and special projects as needed.
  • Assist in responding to audit inquiries by gathering relevant information, preparing supporting reports and files, and coordinating with internal teams to ensure timely and accurate responses during the annual audit process.
  • Ensure consistent application of valuation metrics across investments and identify inconsistencies across data inputs from various organizational functions.
Experience Required
  • 5 - 8 years of fixed income of credit valuation experience within valuation / appraisal, Big 4, or another financial advisory firm.
  • Experience in an investment management firm will be an advantage.
  • Track record of managing multiple demands and priorities under tight deadlines.
  • Proficiency in MS Excel and working with financial / valuation models.
  • Experience in real estate analysis, real estate cash flow modelling, real estate asset management, or real estate valuation is an advantage.

Education
Bachelor’s or master’s degree in accounting, Finance, Economics, or related fields; Master’s degree, CA & CFA will be preferred.
