What we're looking for:

We are seeking a Marketing Director to join our team at our corporate headquarters in Cincinnati, Ohio. As the Marketing Director at Ackermann Group, you will oversee all internal marketing campaigns and strategies across our portfolio of multifamily communities. Implementing these marketing strategies will include research, preparation, development and follow-up of successful, integrated campaigns incorporating digital and traditional marketing with knowledge of how they work together. Additional responsibilites include:

  • Collaborating with the marketing team, onsite teams, and regional leadership to create customized tactical marketing strategies and ensure consistent deployment across their portfolio.
  • Partner with internal and external groups to implement a strategic marketing plan that aligns with community and portfolio goals.
  • Enhancing and further developing Company's brand strategy and maintaining consistency across existing portfolio and new communities.
  • Promoting communities across mid-west through marketing initiatives.
  • Implementing marketing strategies to enhance performance - including campaigns, events & digital marketing across multiple sites.
  • Monitoring and analyzing all traffic per property on a monthly basis, making campaign change recommendations based on performance and results, and providing reporting and data to support recommendations.
  • Developing, implementing, tracking and analyzing SEO and SEM strategies based on website analytics and trends
  • Working closely with Property Management Team to define and analyze marketing materials and programs that enhance property performance and support portfolio goals. Holding regular meetings with Operations to discuss expectations, goals, and necessary support to enhance property performance.
  • Overseeing social media presence and directing programs to improve social media reputation and recognition for all sites.
  • Overseeing and managing all creative initiatives including photography, videography, and model and amenity presentation.
  • Overseeing all website development and content, including monthly audits of each site in the portfolio for accuracy and updated, relevant information.
  • Developing and delivering marketing and communications strategies for the organization.
  • Development and creation of all digital and collateral materials, communication pieces, promotional materials, presentations, and reporting and training materials for the portfolio.
  • Continuous analysis of competitive environment and consumer trends in all site markets.
  • Contract negotiation/evaluation – ILS contracts as needed based on site performance.
  • Assisting in acquisition and disposition assignments by managing transfer of digital assets, setup and/or transfer of advertising agreements, transition and updating of social media platforms, as well as providing budgeting recommendations.
  • Providing annual budgeting recommendations across the portfolio for marketing related items.
  • Developing and conducting portfolio training for new programs, continuing education, and marketing initiatives, including the onboarding of new teams to review any marketing related policy and procedure.
  • Digital marketing management
  • Managing third party vendors required to create, implement, and support marketing efforts and deliverables.
  • Managing marketing plan and corresponding budget.
  • Overseeing execution, analysis, and optimization of all marketing metrics to ensure site effectiveness.
  • Providing market driven direction and feedback to enhance positioning and branding of new and existing residential projects.
  • Supporting all Sales initiatives and programs, including management of any centralized sales and marketing associates.

The ideal Marketing Director will have:

  • Bachelor's degree in Marketing, Communications, or related field of study
  • Minimum of 5 years of experience in multifamily marketing
  • Minimum of 2 years of marketing leadership
  • Ability to lead and manage marketing associate(s)
  • Ability to analyze multiple data sets and make effective decisions regarding ROI for short-term and long-term results
  • Project management skills with experience balancing multiple priorities, deadlines and budgets
  • Proven track record of using digital marketing for branding and lead generation
  • Excellent verbal and written communication skills, ability to communicate in a clear and persuasive manner
  • Strong teamwork, interpersonal skills, and building/maintaining collaborative relationships
  • Acquired breath and depth across all marketing disciplines
  • Ability to set both the strategic direction and execute directly and/or through other resources
  • Possess an entrepreneurial nature and ability to drive results in a quickly changing, fast-paced environment
  • Proficient in MS Office, Adobe Creative Suite and social media platforms
  • Must be based in, or willing to relocate to, the Cincinnati area
