Full-Time | Real Estate Development & Homebuilding

Position Overview

The Marketing Manager will lead digital and regional marketing initiatives across multiple divisions in Texas. This role is responsible for driving online engagement, generating qualified leads for sales teams, and enhancing the brand presence across all communities and product lines. The ideal candidate is hands-on with digital platforms, highly analytical, and experienced in supporting both master-planned communities and homebuilding operations.

Key Responsibilities:

Digital Strategy & Execution

  • Develop and execute digital marketing strategies that support traffic, lead generation, and sales goals across all Texas communities.
  • Oversee digital advertising campaigns, including paid social, paid search (PPC), display, retargeting, and geofencing.
  • Manage website content, landing pages, community listings, and digital assets to ensure accurate, timely, and compelling messaging.
  • Work with SEO partners or tools to improve organic search visibility and keyword performance.
  • Lead CRM-driven marketing initiatives (email workflows, drip campaigns, automated follow-ups, segmentation).
  • Monitor and optimize performance metrics such as cost per lead, conversion rates, engagement, traffic sources, and ROI.

Brand & Content Development

  • Develop creative briefs and collaborate with agencies, designers, and internal teams to produce digital content, including video, social media stories, community updates, and blog posts.
  • Ensure all divisions maintain consistent branding, tone, and quality across digital channels and customer touchpoints.
  • Create and manage content calendars for social channels, websites, and digital campaigns.

Marketing Operations

  • Analyze regional market conditions, buyer demographics, and competitor activity to inform digital strategy.
  • Support new community launches with digital campaigns, web updates, virtual tours, email announcements, and geo-targeted advertising.
  • Track marketing spend and manage budgets across divisions, ensuring effective allocation and performance of digital channels.
  • Partner closely with sales leadership to align marketing initiatives with community performance and inventory needs.

Cross-Functional Collaboration

  • Work with sales teams to refine the digital customer journey—from first online interaction to onsite conversion.
  • Coordinate with development, product, and customer experience teams to stay aligned on release timing, pricing, amenities, and storytelling.
  • Manage relationships with digital agencies, lead generation partners, and technology vendors.

Qualifications

  • Bachelor’s degree in Marketing, Communications, Digital Media, or related field.
  • 5+ years of marketing experience, preferably within residential development, homebuilding, real estate, or a similar consumer-facing industry.
  • Proven track record in digital marketing campaign management and optimization.
  • Proficiency with platforms such as Google Ads, Meta Ads Manager, Google Analytics, CMS tools, and CRM systems (Salesforce, HubSpot, Lasso, etc.).
  • Strong understanding of SEO best practices, audience targeting, attribution modeling, and marketing automation.
  • Excellent project management skills with the ability to prioritize multiple divisions and deadlines.
  • Strong analytical mindset with the ability to translate data into actionable insights.
  • Ability to collaborate cross-functionally and communicate effectively with both creative and technical teams.

Preferred Experience

  • Familiarity with marketing in master-planned communities or multi-community portfolios.
  • Experience working with new home sales teams.
  • Past oversight of digital budgets and agency/vendor partnerships.
  • Knowledge of homebuyer behavior, online search trends, and digital real estate marketing tools (Zillow, BDX, IHB, etc.).
