Mechanical Engineer – Facilities Management (MEP Systems)

Job Summary

We are seeking a highly skilled and hands-on MEP Mechanical Engineer with 8+ years of experience in Facilities Management, responsible for the operation, maintenance, troubleshooting, and performance optimization of MEP systems across building and infrastructure facilities. The role requires strong expertise in HVAC, plumbing, firefighting, and BMS systems to ensure safe, reliable, and efficient operations while maintaining high standards of service delivery and occupant comfort, along with mandatory capability in reviewing engineering drawings, technical specifications, material submittals, and basic HVAC design concepts in line with codes and client requirements. The engineer will also support inspections, testing and commissioning activities, technical coordination with consultants and contractors, supervision of technicians, and continuous improvement of system performance and maintenance efficiency.

Key Responsibilities

HVAC, Plumbing & Building Services Operations (Core Technical Operations)

· Manage operation, maintenance, troubleshooting, and performance optimization of HVAC systems including chillers, VRV/VRF systems, split units, AHUs, FCUs, FAHUs, exhaust and ventilation systems, and pumps.

· Diagnose and resolve HVAC breakdowns and performance issues, ensuring minimal downtime and optimal comfort conditions.

· Monitor HVAC system performance and implement energy efficiency and cost-saving measures.

· Handle occupant complaints related to cooling, ventilation, and indoor environmental comfort.

· Manage operation and maintenance of plumbing systems including water supply, hot water systems, drainage, sewage, stormwater, and pumping systems.

· Troubleshoot plumbing faults, leaks, pressure issues, and ensure uninterrupted water supply and disposal systems.

· Review plumbing layouts and ensure proper maintenance practices and system reliability.

Fire Safety, BMS & System Monitoring

· Oversee fire protection systems including fire alarms, sprinklers, fire pumps, hydrants, and emergency systems to ensure full operational readiness.

· Ensure compliance with fire safety regulations, statutory requirements, and authority standards through regular inspections and testing.

· Monitor and control building systems through BMS, analyze operational data, and support fault diagnosis and system optimization.

· Ensure all emergency systems are tested regularly and remain fully operational.

Preventive Maintenance, Asset Management & Facility Performance

· Develop and implement preventive planned maintenance (PPM) programs across all building systems.

· Ensure timely execution of corrective and breakdown maintenance activities.

· Conduct regular facility inspections and ensure system reliability and operational efficiency.

· Maintain accurate asset registers, maintenance history, and equipment lifecycle records.

· Monitor utility consumption and support energy conservation and sustainability initiatives.

· Identify opportunities to improve energy efficiency and reduce operational costs.

Technical Review, Engineering Support & Project Works

· Review technical drawings, shop drawings, and material submittals for compliance and operational suitability.

· Prepare and review method statements, risk assessments, and maintenance procedures.

· Support refurbishment, renovation, and system upgrade works in live facilities.

· Support testing, commissioning, balancing, and performance verification of HVAC systems.

Contractor Management, Compliance, Reporting & Cost Control

· Supervise technicians, subcontractors, and service providers to ensure quality service delivery.

· Manage contractors and service providers, ensuring compliance with SLAs, safety standards, and quality requirements.

· Monitor SLAs and KPIs to ensure maintenance standards and contractual obligations are met.

· Evaluate contractor performance and recommend improvements or corrective actions.

· Ensure compliance with health, safety, and environmental policies, including LOTO procedures and safe working practices.

· Prepare maintenance reports, inspection reports, asset reports, and technical documentation.

· Support budgeting and cost control activities, tracking maintenance expenditure and identifying optimization opportunities.

Requirements

  • Bachelor’s degree in mechanical engineering.
  • 8+ years of experience in Facilities Management or Building Services Maintenance.
  • Strong hands-on experience in HVAC operation, maintenance, and troubleshooting.
  • Good knowledge of plumbing, fire protection, and building services systems.
  • Experience in live operational environments with high service standards.
  • Ability to read and interpret technical drawings and specifications.
  • Experience in contractor management and multi-site maintenance coordination.
  • Familiarity with CMMS, BMS systems, and preventive maintenance practices.
  • Strong problem-solving, analytical, and communication skills.

Pay: AED8,000.00 - AED10,000.00 per month
