MEP Consultant (Facilities Management)

Role Purpose
The MEP Consultant is responsible for ensuring the performance, reliability, and compliance of all Mechanical, Electrical, and Plumbing systems across managed facilities. The role focuses on technical oversight, contractor management, asset lifecycle planning, and continuous improvement of MEP systems within a facilities management environment. This position functions as the subject-matter expert supporting operational excellence, safety, and cost-effective service delivery.
Key Responsibilities
Technical & Operational Oversight

Manage day-to-day operation and maintenance of HVAC, electrical, plumbing, firefighting, and ELV systems across assigned facilities.

Ensure service provider performance meets contractual SLAs and KPIs through inspections, audits, and performance reviews.

Review preventive and corrective maintenance programs, ensuring alignment with standards such as SFG20, SBC, NFPA, and ASHRAE.

Validate technical documentation, O&M manuals, reports, and design submissions.
Asset & Lifecycle Management

Conduct asset condition assessments and develop lifecycle plans and replacement forecasts.

Support commissioning, handover, refurbishment, and upgrade projects.

Maintain accurate asset data and maintenance history within CMMS platforms.
Energy & Sustainability

Conduct energy audits and identify opportunities for efficiency improvement and sustainability initiatives.

Recommend system upgrades or operational adjustments to reduce consumption and optimize performance.
Contractor & Stakeholder Management

Oversee and guide outsourced maintenance providers, ensuring safe and high-quality service execution.

Support internal FM teams and act as a technical advisor to stakeholders.

Participate in client or stakeholder meetings to communicate technical findings and improvement plans.
Risk, Safety & Compliance

Ensure compliance with Saudi Building Code, electrical and mechanical safety regulations, and environmental requirements.

Lead fault investigations and implement corrective and preventive measures.

Support emergency response readiness for critical systems outages or failures.
Continuous Improvement & Training

Identify operational gaps and develop performance improvement plans.

Train FM staff and contractors on MEP maintenance best practices and safety procedures.

Support digital transformation efforts including BMS optimization, CMMS accuracy, and energy monitoring systems.
Qualifications & Experience

Bachelor’s Degree in Mechanical or Electrical Engineering.

Minimum
7 years’ experience
within a facilities management environment.

Proven track record managing outsourced service providers.

Strong understanding of FM standards (SFG20, ASHRAE, NFPA, SBC, ISO).
-
Professional certifications such as PMP, CFM, FMP, or equivalent (preferred).
