It is the MEP Manager’s responsibility to plan, coordinate, oversee the installation, commissioning and turnover of the mechanical, electrical, and plumbing (MEP), and low-voltage systems for large, highly complex data centers and advanced technology projects. The MEP Manager follows the assigned project from the estimating effort through the close-out and warranty period.
The MEP Manager serves as the technical authority and coordination lead between design teams, trade partners, commissioning agents, vendors, and owners to ensure seamless integration of MEP critical infrastructure systems.
The MEP Manager Manages and coordinates the MEP trades, including mechanical, electrical, plumbing, fire protection, controls, and low-voltage systems to ensure installation complies with contract documents, specifications, codes, and mission-critical industry standards.
PRIMARY FUNCTIONS AND ESSENTIAL RESPONSIBILITIES
Marketing and Business Development
- Develop and maintain close working relationships with clients, design partners, trade partners, as well as CFCI and OFCI equipment vendors.
- Assist the Marketing Team in responding to assigned RFP’s.
- Alert and advise senior management of potential business development activities and/or future opportunities.
Safety
- Promote a culture of safety at all times.
- Actively contribute to safety-based planning during the preconstruction and planning phase.
- Be knowledgeable in and assist with the execution and adherence of the project’s Site Specific Safety Plan and Energy Management Plan.
- Conduct required monthly safety inspections/observations.
- Actively contribute to and support all MEP related incident investigations on the project.
Project Execution
- Coordinate closely with design teams, consultants, commissioning agents, and internal stakeholders to ensure alignment during the planning and construction of the MEP Systems.
- Examine all construction documents as they are issued, for constructability, completeness of information, design deficiencies, code violations, and alignment with construction phasing or sequencing. Collaborate with Design Engineers to resolve the discrepancies.
- Oversee the estimating, purchasing, accounting, construction, safety and quality assurance activities of the MEP Subcontractors on the project.
- Organize and coordinate scope of work instructions, administrative requirements, technical requirements, and bid packages for the MEP subcontractors and vendor items.
- Review subcontractor bids and budgets. Have a complete understanding of the project estimate to ensure complete project buyout.
- Draft project-specific MEP subcontractor agreement exhibits.
- Review and process subcontractor and OFCI vendor RFIs and Submittals utilizing the project management system to expedite the procurement of all required MEP equipment and systems.
- Populate the project MEP Equipment Log to ensure the completeness of construction documents, confirm OFCI vs CFCI, as well as develop the procurement log to identify and track long lead materials.
- Oversee and work with VDC Coordinators to manage the interdisciplinary integration between MEP, architectural, structural, civil, and IT systems in the project’s Federated BIM Model.
- Lead the weekly BIM Coordination Meetings reviewing content population, clash resolution, as well as operational considerations.
- Lead Weekly and/or Daily MEP/Cx meetings for the MEP Team, as required by the project’s phase to ensure that all team members receive communication and functional information on a timely and regular basis
- Be responsible for onsite construction support for MEP systems and oversee the start-up, balancing, commissioning and validation certification of these systems, including owner training and project closeout.
- Coordinate startup, testing, and commissioning activities with commissioning agents and trade partners
- Develop Project Specific Commissioning Schedules and integration with overall project milestones.
- Coordinate with Client’s Operations teams to track and manage the Method of Procedures (MOP) Process including reviewing and submitting.
- Track and resolve MEP observation and punch list items.
- Collect, review, and submit MEP Subcontractor Closeout Documentation.
- Compile/Prepare equipment turnover documentation
- Communicate progress, risks, and resolution plans to project leadership.
Project Controls
- Organize and ensure receipt/submission of subcontractor required insurance certificates, bonds, site specific safety plans, and SDS information.
- Review MEP subcontractor, supplier, and material invoices for payment and Cash Flow Forecasts.
- Track MEP budgets and cost forecasts. Review and facilitate the submission and approval of MEP subcontractor change orders.
- Utilize the computerized Project Management Systems to manage equipment and material procurement. Prepare a schedule of submittal deadlines and required approval dates. Expedite, review and approve all shop drawings and submittals.
- Initiate the Commissioning Software System and manage the execution and accuracy of all equipment startup checklists to ensure adherence to the project schedule.
- Maintain and issue status logs for all field questions, RFI’s, changes, work orders, and T&M work.
- Prepare and distribute minutes to meetings as directed by the Project Manager.
- Be familiar with the company policies on personnel, quality management, safety, labor, bonds and insurance as required.
Communication
- Be a leader in open communication with team members. Promote good relations with all parties related to the project.
- Exhibit superior writing skills. Review and respond to all correspondence to and from subcontractors, vendors, design partners and the owner for assigned tasks.
Leadership
- As a leader in the overall Lewis Team, you will work in a collaborative approach with team members to ensure good relations with all parties related to the project.
- Lead technical on-the-job training for the project engineering staff. This includes navigating the contract documents, submittal reviews, writing effective RFI’s and/or CDR’s and quality control.
SKILLS, KNOWLEDGE, QUALIFICATIONS AND EXPERIENCE
- Bachelor’s degree in Engineering, Construction Management, or equivalent field.
- 5+ years of industry experience, with at least 3 years focused on mission critical, data centers, and/or advanced tech projects.
- Understanding of critical cooling, electrical distribution, backup power systems, telecommunications, BMS/EPMS architectures, Fire Life Safety Systems.
- Strong understanding of safety, quality, and risk management in mission-critical environments
- Experience in preconstruction planning, estimating, subcontractor bidding, and project scheduling.
- Experience managing MEP installations, commissioning, and integrated system testing.
- Experience with BIM/VDC coordination processes.
- Computer knowledge and proficiency, including Microsoft Office products, Bluebeam, and Primavera.
- Strong written and verbal communication skills. Effective conflict resolution skills.
- High attention to detail and quality.

- Ability to solve challenging and complex problems. Demonstrates excellent decision-making skills.
