Job Summary
The MEP Quantity Surveyor (QS Engineer) is responsible for managing the commercial and contractual aspects of Mechanical, Electrical, and Plumbing (MEP) works within construction projects. The role includes quantity take-offs, cost estimation, variation management, subcontractor evaluation, and project cost control to ensure financial efficiency and contract compliance throughout the project lifecycle.
Key Responsibilities
1. Quantity Take-Off
Prepare detailed quantity take-offs for Mechanical, Electrical, and Plumbing (MEP) works based on drawings, specifications, and project documents.
Verify quantities and measurements for tendering and project execution.
2. Cost Estimation & BOQ Preparation
Prepare cost estimates, Bills of Quantities (BOQ), and project budgets for MEP works.
Assist in preparing tender documents and cost analysis.
3. Variation Management
Identify scope changes and prepare variation orders (VOs) for additional works.
Submit variations with proper documentation and cost justification.
Follow up with consultants and clients for approval of variations.
4. Contract Administration
Review contracts, subcontracts, and scope of work related to MEP packages.
Ensure compliance with contractual terms and project requirements.
5. Payment Certification
Prepare and verify monthly progress payment applications for subcontractors and suppliers.
Review subcontractor invoices and certify quantities of completed works.
6. Cost Control
Monitor project costs against the approved budget.
Identify and report cost deviations or potential overruns.
Assist in implementing cost-saving measures where applicable.
7. Subcontractor Management
Evaluate subcontractor quotations and perform comparative analysis.
Assist in subcontractor selection and negotiation processes.
8. Procurement Support
Coordinate with the procurement team for material comparisons, supplier quotations, and cost analysis.
Support procurement in identifying cost-effective materials and vendors.
9. Measurement & Site Verification
Conduct site measurements and verify completed work quantities.
Ensure accurate documentation for payment certification and progress tracking.
10. Project Financial Reporting
Prepare regular cost reports and project financial updates.
Maintain CVR (Cost Value Reconciliation) and monitor financial performance of MEP works.
11. Final Account Preparation
Prepare final account statements for subcontractors and suppliers.
Assist in project close-out documentation related to MEP costs.
12. Coordination
Coordinate with project managers, engineers, procurement, and accounts departments.
Ensure smooth financial and contractual management of MEP works.
Qualifications
Bachelor’s Degree in Mechanical Engineering / Electrical Engineering / Quantity Surveying / Construction Management.
Experience
3 – 8 years of experience in MEP Quantity Surveying within construction or contracting companies.
Experience in commercial management of MEP works in building projects (residential, commercial, or infrastructure).
Required Skills
Strong knowledge of MEP systems and construction practices
Expertise in quantity take-off and cost estimation
Knowledge of contracts and variation management
Proficiency in Excel and quantity surveying software
Understanding of BOQ, CVR, and project cost control
Good communication and negotiation skills
Ability to coordinate with multiple stakeholders
Preferred Skills
Experience with AutoCAD, Revit, or BIM-based quantity take-off
Familiarity with FIDIC or standard construction contracts
Experience in large-scale construction projects
