Multi-Site Community Manager

Bright Property Management is a growing property management company overseeing apartment communities throughout Northern California. We are looking for an experienced, motivated, and adaptable property management professional to join our team as a Multi-Site Community Manager.
This is an excellent opportunity for someone who enjoys variety, problem-solving, and leadership. No two days are the same in this role. You'll oversee your own portfolio of communities while also serving as a key operational resource to support properties throughout our portfolio.

Position Summary

The Multi-Site Community Manager is responsible for overseeing the day-to-day operations of 2-4 apartment communities while ensuring exceptional resident service, strong occupancy, property compliance, and financial performance.
In addition to managing an assigned portfolio, this position will provide temporary coverage and operational support for other communities during staff vacations, leaves of absence, training periods, staffing shortages, and property transitions.
This position requires someone who is highly organized, self-motivated, capable of managing multiple priorities, and comfortable traveling between properties throughout the Sacramento region.

Responsibilities

Portfolio Management

  • Oversee the day-to-day operations of 2-4 apartment communities.
  • Manage resident relations, customer service requests, and conflict resolution.
  • Conduct regular property inspections and ensure communities maintain company standards.
  • Oversee leasing activities, including tours, applications, lease execution, and move-ins.
  • Monitor occupancy, delinquency, leasing traffic, and resident retention efforts.
  • Assist with marketing initiatives and outreach efforts to maintain strong occupancy.
  • Complete move-in, pre-move-out, and move-out inspections.
  • Prepare and submit Security Deposit Disposition Forms (SDDFs) with supporting documentation.
  • Coordinate and monitor maintenance requests, vendor services, and unit turns.
  • Verify vendor work completion and invoice accuracy before submitting for payment.
  • Ensure work orders, inspections, resident communications, and property records are accurately maintained in AppFolio.
  • Collect and deposit rent payments, security deposits, and application fees as necessary.

Operational Support & Floater Coverage

  • Travel between assigned properties to provide operational support and coverage as needed.
  • Provide temporary management and leasing coverage for communities experiencing staffing shortages, employee vacations, leaves of absence, or open positions.
  • Assist with onboarding and training new onsite team members.
  • Support Regional Managers with special projects, property takeovers, staffing transitions, and operational initiatives.
  • Partner with onsite teams and corporate staff to ensure consistency in policies, procedures, and resident experience across all communities.
  • Respond to urgent property issues involving maintenance, safety concerns, vendors, and resident matters.

Leadership

  • Support and coach onsite staff while maintaining accountability and performance standards.
  • Lead by example through professionalism, organization, communication, and customer service.
  • Promote a positive team environment while helping drive operational success.

Qualifications

  • Minimum 5 years of property management experience.
  • Minimum 2 years in a leadership or management role.
  • Experience managing multiple properties preferred.
  • Strong knowledge of Fair Housing laws and landlord-tenant regulations.
  • Experience with AppFolio or similar property management software.
  • Excellent communication, organization, and customer service skills.
  • Strong attention to detail and follow-through.
  • Ability to work independently and manage multiple priorities.
  • CCRM or equivalent industry designation preferred.

Requirements

  • Reliable transportation and valid driver's license.
  • Ability to travel between properties throughout the Sacramento region.
  • Ability to walk properties, climb stairs, and conduct inspections.
  • Proficiency with Microsoft Office and Google Workspace.
  • Ability to adapt quickly and work effectively in changing environments.

Compensation & Benefits

  • $22.00 - $25.00 per hour, depending on experience

Pay: $45,760.00 - $52,000.00 per year
