Roles & Responsibilities1. Project Planning & Execution

  • Lead end-to-end planning and execution of interior fit-out projects (commercial, residential, retail, hospitality, etc.).
  • Develop project plans, schedules, and milestones in coordination with design, procurement, and site teams.
  • Ensure projects meet specifications, quality standards, and client requirements.
  • Conduct regular site reviews to track progress and resolve execution issues.
  • Manage design-build coordination, including technical drawings, shop drawings, and approvals.

2. Technical Management

  • Oversee technical aspects of interior fit-out works: joinery, MEP coordination, civil works, finishes, and installations.
  • Review and approve drawings, BOQs, material submittals, and method statements.
  • Ensure compliance with local building codes, safety standards, and quality benchmarks.
  • Coordinate with consultants, architects, and engineers for technical clarifications (RFIs).
  • Lead resolution of technical problems and ensure timely implementation of modifications.

3. Site Operations & Execution Control

  • Supervise multiple project sites to ensure smooth workflow and adherence to plans.
  • Monitor subcontractor performance and labor productivity.
  • Implement site safety, quality control, and housekeeping procedures.
  • Ensure proper sequencing of work and avoid delays through proactive coordination.
  • Manage installation of joinery, partitions, ceilings, flooring, MEP services, and finishing activities.

4. Resource Planning & Team Leadership

  • Plan manpower allocation across ongoing projects based on workload and priorities.
  • Lead, coach, and evaluate project managers, site engineers, supervisors, and foremen.
  • Identify skill gaps and provide training or development programs.
  • Build a collaborative and performance-oriented culture across teams.

5. Procurement, Vendor & Subcontractor Management

  • Oversee procurement of materials, finishes, fixtures, and specialized items.
  • Prequalify, negotiate, and finalize subcontractors and vendors for joinery, gypsum, MEP, flooring, etc.
  • Ensure timely material delivery to avoid project delays.
  • Review subcontractor agreements, verify completion, and approve payments.

6. Budgeting, Cost Control & Commercial Management

  • Prepare project budgets and track expenses against cost plans.
  • Optimize resource use to reduce wastage and improve margins.
  • Approve variation orders and ensure proper documentation.
  • Coordinate with QS/Commercial team for billing, cost reports, and cash flow management.

7. Quality, Safety & Compliance

  • Implement QHSE policies across all fit-out sites.
  • Conduct regular audits, toolbox talks, and safety trainings.
  • Ensure all materials, workmanship, and installations meet quality standards.
  • Enforce compliance with local regulations, authority approvals (e.g., civil defense, municipality).

8. Client, Consultant & Stakeholder Management

  • Serve as the primary operational point of contact for clients, consultants, and authorities.
  • Provide project updates through progress reports, meetings, and presentations.
  • Address client feedback, resolve issues, and ensure client satisfaction.
  • Coordinate timely inspections and handover documentation.

9. Handover & Closeout

  • Ensure final inspections, snagging, de-snagging, and project closeout procedures are completed.
  • Prepare O&M manuals, as-built drawings, warranties, and handover packages.
  • Conduct project review meetings to capture lessons learned.

10. Strategic & Operational Leadership

  • Develop operational strategies to improve efficiency, reduce costs, and enhance project delivery.
  • Implement digital tools (project management software, ERP, scheduling tools).
  • Identify business risks and propose solutions.
  • Support senior management in bidding, project selection, and business development.

Job Type: Full-time

Pay: AED12,000.00 - AED15,000.00 per month
