1. Schedule Development and Baseline Management

  • Contractual Program: Develop the complete contractual Master Project Schedule (Baseline Program) using planning software (primarily Primavera P6), ensuring compliance with contract specifications, scope of work, and key milestones.
  • WBS Definition: Create a detailed Work Breakdown Structure (WBS) and define activities, logic, and realistic durations based on productivity rates and construction methodology.
  • Resource & Cost Loading: Load the schedule with required resources (manpower, plant, equipment) and/or costs to generate S-Curves, resource histograms, and preliminary cash flow forecasts.
  • Approval & Maintenance: Submit the Baseline Schedule to the Client/Consultant for approval and manage its formal preservation as the project benchmark.

2. Progress Monitoring and Reporting

  • Progress Updates: Collect and validate actual progress data from site teams (Site Engineers, Foremen) and update the project schedule (P6) on a weekly/monthly basis.
  • Performance Analysis: Monitor and analyze project performance against the approved baseline, identifying variances, delays, and critical path activities.
  • Reporting: Prepare and submit comprehensive progress reports (daily, weekly, and monthly) to the Project Manager, Management, and the Client/Consultant, including:
    S-Curves (Planned vs. Actual)
    Key Performance Indicators (KPIs)
    Critical Path Analysis (CPA)
    Look-ahead programs (3-week, 6-week, or monthly).

3. Time Management and Recovery

  • Forecasting: Generate accurate forecasts of project completion dates and highlight potential schedule slippages to management proactively.
  • Delay Analysis: Investigate and analyze the causes of any reported delays and propose effective corrective and preventive actions.
  • Recovery Programs: Develop detailed Recovery Programs or revised schedules to mitigate delays, in collaboration with the Project Manager and site team.

4. Supporting Programs and Coordination

  • Procurement Program: Prepare and monitor the detailed Procurement Schedule (submission, approval, manufacturing, delivery, installation), ensuring timely material and equipment availability.
  • Resource Planning: Track and monitor the actual utilization of resources (manpower and equipment) against the planned resource histogram and advise on optimization strategies.
  • Interface Management: Coordinate with design teams, subcontractors, and other stakeholders to manage interfaces and integrate their work into the master schedule.

5. Claims and Change Management

  • Time Impact Analysis (TIA): Perform Time Impact Analysis for all proposed scope changes, variations, and potential claims (e.g., Extension of Time - EOT) in accordance with the contract terms.
  • Documentation: Maintain meticulous records and documentation to support all planning-related activities, claims, and contractual correspondence.
