Job Title: Planning Manager – High-Rise Building Project

Job Summary
The Planning Manager will be responsible for developing, monitoring, and controlling the project schedule for a high-rise building project in Dubai. The role involves leading planning engineers, preparing detailed construction programs, monitoring progress, identifying delays, and implementing recovery strategies to ensure timely project completion in accordance with contract requirements and UAE regulations.
Key Responsibilities
1. Project Planning & Scheduling
- Develop baseline project schedules using Primavera P6.
- Prepare detailed construction programs (Level 3 & Level 4 schedules).
- Establish WBS (Work Breakdown Structure) aligned with project scope.
- Develop manpower, material, and equipment loading plans.
- Prepare short-term (2-week / 1-month look-ahead) programs.
2. Progress Monitoring & Control
- Monitor site progress against approved baseline schedule.
- Update schedules weekly/monthly and generate variance analysis reports.
- Identify critical path activities and potential delays.
- Recommend corrective actions and recovery programs.
- Coordinate with construction, procurement, and engineering teams.
3. Delay Analysis & Claims Support
- Perform delay analysis (EOT claims, impact analysis, window analysis).
- Prepare Extension of Time (EOT) submissions with supporting documents.
- Review subcontractor claims and provide planning input.
- Maintain proper project records for contractual protection.
4. Reporting
- Prepare weekly and monthly progress reports for management and client.
- Present schedule performance during progress meetings.
- Prepare dashboards including:
- SPI (Schedule Performance Index)
- CPI (Cost Performance Index) – if integrated with cost control
- Submit reports as per consultant/client requirements.
5. Coordination & Stakeholder Management
- Coordinate with consultants, contractors, and project stakeholders.
- Ensure program compliance with project milestones and authority requirements.
- Interface with authorities such as:
- Dubai Municipality
- Dubai Civil Defence
- DEWA
- Align construction sequencing with authority approvals and inspections.
6. Risk & Resource Management
- Identify schedule risks and mitigation strategies.
- Develop recovery schedules when required.
- Optimize resource allocation to maintain project timeline.
- Support value engineering initiatives from a planning perspective.
Qualifications
- Bachelor’s Degree in Civil Engineering or Construction Management.
- PMP certification is an advantage.
- Planning & scheduling certifications preferred.
Experience Requirements
- Minimum 12–15 years of experience in construction planning.
- At least 5–7 years handling high-rise building projects (30+ floors).
- Minimum 5 years UAE/GCC experience, preferably in Dubai.
- Strong experience in high-rise structural sequencing (core wall, PT slabs, façade, MEP integration).
Technical Skills
- Advanced proficiency in:
- Primavera P6
- MS Project
- Excel (advanced formulas & dashboards)
- Strong understanding of:
- Critical Path Method (CPM)
- Resource & cost-loaded schedules
- EOT & claims documentation
- Knowledge of Dubai construction regulations and authority processes.
