The Planning Manager will lead the planning, scheduling, and monitoring functions for villa and building construction projects under Leos Developments. The role ensures accurate project schedules, efficient resource allocation, progress tracking, and timely delivery of all construction activities. This position is critical for setting project baselines, controlling delays, forecasting risks, and coordinating with project managers, site teams, consultants, and the client.
Key Responsibilities1. Project Planning & Scheduling
- Develop detailed baseline schedules for all villa and building projects using Primavera P6 (mandatory).
- Break down scope into WBS (Work Breakdown Structures) aligning with contract requirements.
- Prepare manpower, material, and equipment histograms.
- Establish planning procedures, templates, and project-specific control systems.
2. Monitoring & Control
- Track daily, weekly, and monthly project progress against the baseline.
- Analyze delays, deviations, and slippages; propose corrective action plans.
- Monitor critical path and key construction milestones (excavation, structure, MEP, finishes, handover).
- Update schedules periodically and issue look-ahead schedules.
3. Reporting
- Prepare weekly/monthly progress reports for management and Leos Developers.
- Present dashboards showing progress % complete, delays, cost impacts, and recovery plans.
- Maintain detailed project logs: RFI impacts, variation impacts, procurement delays, etc.
4. Coordination
- Work closely with project managers, site engineers, QS, procurement, and subcontractors.
- Coordinate planning inputs with design teams, MEP teams, and consultants.
- Provide schedule inputs for tendering and cost estimates for new projects.
5. Claims & Delay Analysis
- Perform time impact analysis (TIA) for EOT (Extension of Time) claims.
- Prepare delay narratives, cause-effect matrices, and mitigation proposals.
- Support contracts team with evidence-based documentation.
6. Project Handover Support
- Ensure finishing, snagging, testing & commissioning activities follow schedule.
- Track final inspections, DLP periods, and authority approval timelines (DM, DCD, DEWA).
RequirementsEducation
- Bachelor’s degree in Civil Engineering, Construction Management, or related field.
Experience
- 8–15 years of UAE construction experience.
- Strong background in villa communities + mid-rise buildings (mandatory).
- Proven delivery of projects as Planning Manager or Senior Planning Engineer.
Technical Skills
- Expert in Primavera P6.
- Strong MS Excel, Power BI (preferred), and MS Project familiarity.
- Understanding of drawings, BOQs, contracts, authority procedures.
- Knowledge of FIDIC and UAE contracting standards.
Soft Skills
- Strong analytical and problem-solving skills.
- Excellent communication and presentation skills.
- Ability to work under pressure and manage multiple project timelines.
