As a Preconstruction Associate, you will assist in the preparation of detailed cost estimates and bids for large-scale multifamily projects (typically $30M-$300M) from conceptual design through the issuance of final construction documents. Projects vary in complexity from three-story wood-framed buildings to high-rise concrete structures in an urban setting.
Experience and Qualifications
- Proficiency in preconstruction software (Bluebeam, Building Connected, Construct Connect, Excel, etc)
- Strong organizational skills and attention to detail
- Excellent verbal and written communication skills
- Ability to work collaboratively in a team environment and manage multiple tasks simultaneously
- Eagerness to learn and contribute to the success of the preconstruction team
- Capacity to navigate and read all Project Documents including plans, specifications, reports, etc.
Physical Requirements
- This position is one that primarily involves sitting/standing during the workday.
- This position operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, and photocopiers.
Responsibilities
- Assist in the preparation of project estimates by performing quantity takeoffs and gathering subcontractor input
- Review and analyze project drawings, specifications, and other documentation to support scope creation and pricing
- Collaborate with senior team members to develop accurate budgets and cost projections
- Support the identification of risks and opportunities through value engineering and constructability reviews
- Coordinate with subcontractors and suppliers to obtain pricing and clarify scope details
- Support the team in preparing bid packages and proposals for clients and stakeholders
- Attend preconstruction and design review meetings (assisting the Preconstruction Executive or Director of Preconstruction) taking notes and assisting with follow-up tasks as needed
- Communicate effectively with internal and external teams to ensure alignment on project goals and deliverables
- Actively participate in training sessions, mentorship opportunities, and on-the-job learning to develop a deeper understanding of preconstruction processes and best practices
- Stay informed on industry trends, materials, and construction methods to enhance knowledge and performance
- Help manage Preconstruction Engineers including training and managing workload for budgets and bids
