Responsible for coordinating the planning and delivery of the Annual Maintenance Plan with the Facilities Management Service Provider (FMS) and its
Sub-contractors) in compliance with industry and OEM standards, within a portfolio of locations assigned by the Project Director / Project Manager
Responsible for the implementation of the PMS Procedure including observations / NCRs to ensure the FMS is complying with contractual deliverables,
SLA’s and health, safety and environmental standards, to ensure a continual improvement process is fully embedded.
Additionally, responsible for reviewing and agreeing the Facilities Management Services Provider (FMS) and subcontractors KPI scores, technical
reviews and line management of the DAB Consultants as per the agreed organization chart.
Contract Scope of works requirements:
1. Make sure to monitor all maintenance activities for all primary systems and utilities including but not limited to Chiller, ETS, RO Plant, STP,
Generators (Primary and Stand-by), utility connections including transformers / substations, lifting pumps.
2. Ensure statutory / regulatory compliance
3. Monitor utility performance and recommend solutions to enhance efficiency whilst minimizing downtime
4. Ensure all critical maintenance / monitoring is completed prior to any VVIP visits / events, to ensure a positive guest experience
5. Making sure that all FM activities are in line with applied HSE standards
6. Reviewing and developing technical proposals and FM solutions that lead to high standards services
7. Ensuring that all facilities and utilities are maintained with high standards
8. Develop continuous improvement plan and best practice strategies to ensure a consistently high level of delivery service.
9. Develop and maintain standard operating procedures, contingency plans, emergency response procedures, preventive maintenance programs
and all technical documentation.
10. Monitor all on ground activities handled by FM contractor
11. Responsible for all handed over of all MEP assets.
12. To oversee and guide activities of FMSP contractors and subcontractors’ personnel to ensure complete and satisfactory performance of the
work defined in the contract.
13. Implementing continuous improvement in all services lines drive value to add and control costs
14. Ownership of KPI’s and metrics
15. Supervisory rile involves contract performance management, people’s management, decision making, route cause analysis, inspection and
audit, readiness, communication, management of planning/scheduling and assignment and drive overall improvement of productivity.
16. Meet with all standard operating procedures, codes, and regulations and standards are being delivered by the service contractor across the
portfolio and to share best practices.
17. Ensure areas and processes are in optimum condition for audit readiness and compliance.
18. Execute daily building inspections, and monthly job walks ensuring contracted scope is met.
19. Monitor all ground activities handled by FMSP and specialist contractors.
