Project Director

Job Title: Project Director – Construction (Luxury Architectural Fit-Out)

Location: Riyadh, KSA

Job Purpose:

We are seeking a highly experienced and dynamic Project Director with a minimum of 18 years’ experience in the construction industry, specializing in architectural works and high-end interior/finishing fit-out. The ideal candidate will have a proven track record of delivering luxury residential, hospitality, and commercial developments across the GCC region. This role will oversee all aspects of project delivery — from pre-construction through to handover — ensuring quality, budget, and timeline targets are consistently achieved.

Responsibilities:

• Lead the end-to-end project lifecycle for multiple high-end construction and interior fit-out projects.
• Oversee planning, design coordination, procurement, construction, and final delivery phases in alignment with client expectations and contractual obligations.
• Act as the client’s representative, ensuring all stakeholders are aligned on design intent, timelines, quality standards, and cost control.
• Direct and manage project managers, engineers, architects, consultants, and contractors to ensure project milestones are achieved.
• Review and approve project plans, budgets, timelines, and quality benchmarks.
• Ensure all work complies with local authority regulations, health & safety codes, and sustainability standards where applicable.
• Manage contractual relationships, including claims, variations, and risk management.
• Maintain regular reporting to senior leadership and clients, highlighting project status, risks, and mitigations.
• Implement value engineering and cost optimization strategies without compromising on design quality or specifications.
• Foster a culture of excellence, teamwork, and accountability across all project functions.

Qualifications & Experience:

• Bachelor’s Degree in Civil Engineering, Architecture, Construction Management, or a related field (Master’s degree preferred).
• Minimum of 18 years of progressive experience in the construction industry, with a strong focus on architectural finishes and luxury fit-outs.
• At least 10 years of experience in the GCC region (UAE, KSA, Qatar, etc.) with a solid understanding of local regulations and project delivery methodologies.
• Proven track record of delivering ultra-luxury properties, such as 5-star hotels, high-end villas, branded residences, and VIP projects.
• Strong leadership and people management skills, with the ability to motivate large, multi-disciplinary teams.
• Excellent understanding of project controls, budgeting, scheduling (Primavera P6/MS Project), and contract administration (FIDIC, etc.).
• Fluent in English; Arabic is an advantage.

Job Type: Full-time

Pay: ﷼50,000.00 - ﷼60,000.00 per month
