We are seeking a Project Director for our growing team! The Project Director closes pre-qualified prospects through scheduled appointments, develops project scopes, coordinates trades for accurate pricing, completes full estimates, and ensures documentation accuracy for construction success. They finalize the Build Contract, oversee the client experience, and ensure compliance with schedules and build quality through the assigned Project Manager. Responsibilities:

As a Project Director, you’ll lead clients through every stage of the design-build process, from concept to construction, ensuring exceptional client experience, accurate estimating, and successful project execution.

1. Present & Qualify

· Present design contracts and client education materials using the company playbook.

· Confirm alignment with company culture, budget, and project scope.

· Build trusted relationships while guiding clients through the early decision-making process.

2. Plan Design Schedule & Expectations

· Set expectations on design hours, milestones, and billing policies.

· Partner with the Design Director to allocate resources and coordinate team efforts.

· Communicate project plans to clients and designers.

· Initiate required approvals (historical, HOA, flood zone, zoning, and planning).

3. Oversee Design Phase

· Enforce design timelines and manage client change orders.

· Track progress and provide client updates twice weekly.

· Ensure designer accountability for deliverables and deadlines.

· Develop accurate estimates using Quote Kong and internal resources.

· Route all estimates and drawings through the approval chain (Design Director → Estimator → Director of Construction → Managing Director).

4. Manage Pre-Construction

· Review construction drawings for permit readiness and submit to appropriate jurisdictions.

· Oversee required approval processes and ensure timely permit acquisition.

5. Lead Construction Handoff & Execution

· Collaborate with the Construction Manager to finalize the construction schedule.

· Conduct full handoff of scope, budget, and drawings to the Project Manager.

· Maintain client communication through weekly meetings and ongoing project updates.

· Manage change orders, clarify scope, and ensure client satisfaction.

· Hold PMs accountable for site cleanliness, subcontractor quality, schedule execution, and professional presentation.

Requirements – Skills, Knowledge & Abilities

Estimating Expertise: Ability to prepare detailed job estimates, interpret blueprints, and analyze renderings to accurately quote man-hours, materials, and subcontractor costs.

Construction Knowledge: Understanding of architectural and construction administration services including budgeting, scheduling, planning, specifications, and working drawings.

Code & Compliance Awareness: Familiarity with building codes, remodeling techniques, and ability to review construction plans and job costs for accuracy.

Technical Proficiency: Experience using CRM or scheduling software (i.e. Buildertrend, JobTread); proficient in Word, Excel, Google Mail, and Google Sheets.

Detail Orientation: Strong precision in measurement, documentation, and quality control.

Critical Thinking: Proactive problem-solving skills with the ability to anticipate and address issues before they arise.

Independent Leadership: Ability to manage priorities and perform with limited supervision while coordinating multiple teams.

Communication Skills: Excellent verbal and written communication with clients, designers, trade partners, and internal staff.

Work Environment & Physical Requirements
This role requires a balance of office and field work. The Project Director must be comfortable spending extended periods at a computer as well as performing site visits that involve standing, climbing, lifting materials, and bending as needed. Occasional travel within a 50-mile radius may be required to visit project sites, clients, contractors, suppliers, and consultants.

Job Type: Full-time

Pay: $75,000.00 - $130,000.00 per year
