I am currently working with a market leading multi-family specialist in New York City, who focus on the Affordable side of the market on both Ground Up Construction and Occupied Rehab's.


As the Project Executive provides senior leadership and strategic oversight for a diverse portfolio of affordable housing developments in New York City, including new construction and the substantial rehabilitation of occupied residential buildings.


Key Duties:


  • Develop and execute comprehensive project strategies, from concept and feasibility analysis through permanent financing conversion.
  • Oversee project budgets, underwriting, and financial models, ensuring fiscal responsibility and maximizing funding efficiency across multiple complex transactions.
  • Lead the securing of complex financing structures, including Low-Income Housing Tax Credits ( LIHTC ), tax-exempt bonds, City/State subsidies ( HPD, HDC, HFA ), and conventional debt. Ensure strict adherence to all regulatory and reporting requirements.
  • Oversee all phases of new development, including design, permitting, bidding, contract negotiation (with GCs and A/E teams), construction progress, and final sign-off.
  • Directly manage the unique challenges of rehab projects in occupied buildings
  • Developing and implementing detailed tenant protection and relocation plans.
  • Minimizing disruption to residents and ensuring clear communication throughout the process.
  • Coordinating construction logistics to prioritize tenant safety and building habitability.
  • Identify, evaluate, and mitigate project risks (financial, schedule, regulatory, and construction-related) across the entire portfolio.
  • Lead, mentor, and manage internal project management teams, providing guidance and technical expertise.
  • Serve as the primary point of contact and lead negotiator for key external partners, including: Financiers, investors, and syndicators.
  • rovide high-level, detailed reporting and presentations on project status, financial health, and potential issues to senior leadership and ownership.


Qualifications:

  • Minimum of 10+ years of progressive experience in general construction or construction management, with significant experience in affordable housing in the New York City market.
  • Demonstrated successful experience managing both ground-up new construction and complex occupied rehabilitation projects.
  • Deep expertise in affordable housing finance, including the application and closing of LIHTC and various agency funding sources.
  • Strong understanding of NYC building codes, zoning regulations, construction methodologies, and critical building systems.
  • Bachelor’s degree in Real Estate Development, Construction Management, Urban Planning, Finance, or a related field. Master's degree preferred.
  • Exceptional leadership, negotiation, problem-solving, and written/verbal communication skills.
