الوصف الوظيفي | Job Description

هدف الوظيفة | Job Purpose:

مسؤول عن قيادة وتسليم مشاريع ضيافة فاخرة في الرياض مثل فنادق 5 نجوم، مساكن بعلامات تجارية عالمية، ومراكز مؤتمرات كبرى. يركز الدور على الجودة، ضبط الميزانية، والالتزام بمعايير العلامات الفاخرة وضمان رضا أصحاب المصلحة.

Responsible for leading and delivering luxury hospitality projects in Riyadh, including 5-star hotels, branded residences, and major convention centers. The role emphasizes quality, budget control, alignment with luxury brand standards, and stakeholder satisfaction.

المهام والمسؤوليات الرئيسية | Key Responsibilities:

🔹 قيادة المشروع | Project Leadership

• الإشراف على جميع مراحل المشروع من ما قبل التطوير حتى التسليم.
• Oversee all phases of construction from pre-development to handover.
• التنسيق مع فرق التصميم العالمية، الاستشاريين، والمقاولين.
• Coordinate with international design teams, consultants, and contractors.
• ضمان توافق المشاريع مع معايير العلامات الفاخرة والمتطلبات التشغيلية.
• Ensure alignment with luxury brand standards and operational requirements.

🔹 التنسيق مع الجهات المعنية والتنظيمية | Stakeholder & Regulatory Coordination

• التعامل مع الجهات الحكومية للحصول على التصاريح والالتزام بالأنظمة.
• Liaise with government authorities for permits and compliance.
• إدارة العلاقات مع المطورين، مشغلي الفنادق، والشركاء.
• Manage relationships with developers, hotel operators, and franchise partners.
• تمثيل المشروع في الاجتماعات والزيارات الميدانية.
• Represent the project in high-level meetings and site inspections.

🔹 إدارة الميزانية والجدول الزمني | Budget & Schedule Management

• وضع ومتابعة ميزانيات المشاريع والجداول الزمنية.
• Develop and monitor project budgets and timelines.
• ضبط التكاليف وتقليل المخاطر المالية عبر التخطيط المسبق.
• Control costs and mitigate financial risks through proactive planning.
• الموافقة على أوامر التغيير وإدارة شراء المواد الفاخرة.
• Approve change orders and manage procurement of premium materials.

🔹 الإشراف على الجودة والسلامة | Quality & Safety Oversight

• تطبيق أعلى معايير الجودة وإجراءات السلامة.
• Enforce rigorous quality control and safety protocols.
• ضمان الالتزام بأنظمة البناء السعودية واللوائح البيئية.
• Ensure compliance with Saudi building codes and environmental regulations.
• مراجعة خطط عمل المقاولين وخطط اللوجستيات.
• Review contractor method statements and site logistics plans.

🔹 إدارة الفرق والموردين | Team & Vendor Management

• قيادة فرق متعددة التخصصات (مهندسين، معماريين، مقاولين).
• Lead multidisciplinary teams including engineers, architects, and subcontractors.
• تقييم أداء المقاولين وضمان التسليم في الوقت المحدد.
• Evaluate contractor performance and ensure timely delivery.
• تدريب الموظفين الأقل خبرة وتعزيز ثقافة التميز.
• Mentor junior staff and promote a culture of excellence.

المؤهلات والمتطلبات | Qualifications & Requirements:

• درجة البكالوريوس في الهندسة المدنية، العمارة، أو إدارة الإنشاءات.
• Degree in Civil Engineering, Architecture, or Construction Management.
• خبرة لا تقل عن 12 سنة في مشاريع الضيافة الفاخرة أو المشاريع التجارية الكبرى.
• 12+ years of experience in luxury hospitality or landmark commercial construction.
• خبرة مثبتة في تسليم فنادق 5 نجوم أو مشاريع مشابهة في الخليج.
• Proven success delivering 5-star hotels, branded residences, or venues in the GCC.
• معرفة قوية بأنظمة البناء السعودية والمعايير المحلية.
• Strong understanding of Saudi Arabian construction regulations and cultural norms.
• إتقان برامج إدارة المشاريع (Primavera, Procore, MS Project).
• Proficiency in project management tools (Primavera, Procore, MS Project).
• يفضل وجود شهادات مهنية مثل PMP أو RICS.
• PMP, RICS, or equivalent international certification preferred.
• إجادة اللغة الإنجليزية، ومعرفة اللغة العربية ميزة إضافية.
• Fluent in English; Arabic proficiency is a plus.

الخبرات المفضلة | Preferred Experience:

• مشاريع تشمل فنادق ومنتجعات 5 نجوم أو مراكز مؤتمرات.
• Projects involving 5-star hotels, branded resorts, or convention centers.
• خبرة مع سلاسل فنادق عالمية مثل Marriott، Hilton، Accor.
• Experience working with international hotel chains (e.g., Marriott, Hilton, Accor).
