Job Details: Project Manager (High-Rise)

Job Purpose
The Project Manager (PM) is the primary individual responsible for the successful delivery of the high-rise project. You will manage the project’s triple constraints: Scope, Schedule, and Budget. In the Dubai market, this involves navigating complex regulatory requirements, managing high-tier stakeholders, and overseeing a large multi-disciplinary team to ensure the building rises safely and efficiently to its final height.
Key Responsibilities1. Strategic Project Planning
- Define project scope and develop a comprehensive Project Management Plan (PMP) that covers all phases from mobilization to handover.
- Establish the Master Project Schedule, ensuring critical path activities (foundations, core wall cycles, and MEP commissioning) are realistic and achievable.
- Manage the project budget, tracking costs against the baseline to ensure maximum profitability and financial health.
2. Stakeholder & Contract Management
- Serve as the main point of contact for the Client, Consultants, and Local Authorities (DM, DEWA, DCD, RTA).
- Manage contractual obligations for all parties, handling variations, claims, and extensions of time (EOT) in accordance with FIDIC or bespoke contract terms.
- Lead monthly progress meetings and provide executive-level reporting on project status.
3. High-Rise Logistics & Technical Oversight
- Approve the site logistics plan, specifically focusing on vertical transportation (cranes and hoists) and concrete pumping strategies for extreme heights.
- Ensure the Project Engineer and Construction Manager are aligned on the execution of high-strength steel and rebar works.
- Oversee the procurement of long-lead items, such as specialized facade systems and high-speed elevators.
4. Risk & Quality Governance
- Conduct regular risk assessment workshops to identify and mitigate potential delays (e.g., supply chain disruptions or extreme weather).
- Ensure the project maintains the highest safety standards, targeting a "Zero LTI" record.
- Champion a high-quality finish, ensuring the final product meets the luxury standards expected in the Dubai high-rise market.
Required Qualifications & Experience
- Education: Bachelor’s Degree in Civil Engineering or Architecture. A Master’s in Construction Management or an MBA is highly preferred.
- Certification: PMP (Project Management Professional) or MRICS is mandatory.
- Experience: 15+ years in construction, with at least 8 years as a Project Manager on High-Rise towers (G+50 minimum) in the UAE.
- Knowledge: Deep understanding of UAE construction law, FIDIC contracts, and local permitting processes.
