Project Manager

Join a well-established, professional, development firm located in New Castle County, Delaware. We place our customer’s satisfaction and quality of construction above all else. The company currently performs development activities in the Tri-State area. We need your overall construction expertise and broad-spectrum project management and management of approval experience, so we can sustain our controlled growth. This position will coordinate and manage each trade sub-contractor, be responsible for quality control and aid in the strategic development of this organization. As well as ensure that each project’s budget and project schedule is realized, and all operations are performed properly and efficiently.

This position is responsible for the preparation of all related paperwork and managing the schedule of each assigned project. In addition, he/she provides job costing, establishes the job requirements and takes action to solve any and all problems. Essential Functions and Responsibilities

  • Collaborating with government officials and attending meetings to obtain approvals for upcoming project;
  • Collaborating with engineers, architects, and construction personnel;
  • Overseeing construction schedules and budgets;
  • Perform daily inspections, ensure all specifications are being followed, and job production flow is being met for construction projects;
  • Progress reporting;.
  • Review and approval of invoices and purchase orders;

  • Enforce project safety and jobsite security;
  • Monitor and ensure quality control;
  • Ensure that general contractors/subcontractors are fulfilling their entire scope of work;
  • Coordinate required inspections;
  • Implement effective project management techniques & strategies in the field to meet and follow construction project requirements;
  • Enhance and protect the reputation of the Company;
  • Establish the job requirements and take corrective action to improve quality control;
  • Must know, understand, and implement OSHA safety procedures, technical & application procedures, and industry codes with quality assurance standards;
  • Minimize rework; deal with them promptly once identified

Experience Desired:

  • 5+ plus years of verifiable experience as a Field Superintendent/Project Management in new commercial construction or related field, may be substituted with extensive field/construction experience (10-20 years);
  • Associates or Bachelor’s Degree is recommended for this position, either in Construction Management, Business or Engineering. (A combination of college level courses and/or industry experience may be substituted for the degree);
  • Able to work and get around the site in adverse weather conditions;
  • Skills/abilities
  • Strong communication skills (written, verbal and electronic) required
  • English - speak and write fluently
  • Spanish - speaking highly preferred
  • Time management
  • Ability to read architectural & engineering blueprints
  • Computer skills
  • Microsoft Office Suite
  • Ability to manage people, costs, schedules and budgets;
  • Must be accessible by phone outside of regular work hours;
  • Strong project scheduling techniques to meet tight deadlines. The ability to coordinate multiple projects simultaneously;
  • Analytical and observational skills, which demonstrate an ability to organize, direct, budget, control and manage projects;
  • The ability to convey instructions/ information in a clear manner to the General Contractors/Sub-Contractors and Crews;
  • This Position has full operating authority to make decisions and take actions required to satisfy the responsibilities of this position. Included in this is the accountability for both actions taken as well as actions not taken;
  • Must be confident and the ability meet or exceed the production goals;
  • Submit to drug screening and criminal background investigation;
  • Current drivers’ license and meet all insurance requirements

Job Type: Full-time

Pay: $70,000.00 - $105,000.00 per year
