We are a growing small construction company based in San Jose, focused on delivering high-quality residential projects. Our team values efficiency, accountability, and strong communication. We are looking for a Project Manager who can take ownership of projects and help drive them to successful completion.

Role Overview
The Project Manager will oversee projects from planning through completion, ensuring schedules, budgets, and quality standards are met. This role requires someone who is proactive, organized, and capable of working both collaboratively and independently.

Key Responsibilities

• Hire, coordinate, and negotiate with subcontractors
• Procure and manage materials, including pricing and logistics
• Develop and maintain project schedules
• Coordinate inspections (Building, Third-Party, Special, Professional)
• Schedule coordination with trades, inspectors, and in-house finish teams
• Track expenses, purchases, and project costs
• Maintain accurate project records and documentation
• Support property managers with code enforcement matters
• Pull permits and coordinate permit processes
• Coordinate activities related to approved permits
• Identify potential issues early and implement solutions
• Apply appropriate follow-up and pressure to keep projects moving
• Communicate effectively with trades, vendors, inspectors, and internal teams
• Escalate issues (Example: PG&E connectivity)

Qualifications

• Experience in construction project management
• Strong organizational and scheduling skills
• Ability to manage multiple priorities and deadlines
• Comfortable negotiating with subcontractors and vendors
• Solid understanding of construction processes, permitting, and inspections, or the ability to learn quickly
• Strong problem-solving ability and practical decision-making (“common sense”)
• Proactive mindset with attention to detail
• Ability to recognize when escalation or firm follow-up is necessary
• Team player who can also work independently

· Valid CA driver license required to travel construction sites

Preferred (Not Required)

• Spanish language skills (highly desired)
• Experience with cost tracking or project management software

Pay: $29.00 - $30.00 per hour
