Project Manager- Contracting Company (Villas)

A Leading contracting company in Abu Dhabi is looking for a Project Manager for their office

Job Description

The Project Manager is responsible for planning, coordinating, and overseeing construction projects from initiation to completion. The role ensures projects are delivered safely, on schedule, within budget, and according to quality standards, contractual requirements, and client expectations. The Project Manager serves as the primary point of contact between clients, consultants, subcontractors, suppliers, and internal project teams.

Key Responsibilities

Project Planning & Execution

  • Manage all phases of construction projects from pre-construction through handover.
  • Develop project schedules, work programs, and resource allocation plans.
  • Monitor project progress and implement corrective actions when required.
  • Ensure project milestones and deadlines are achieved.

Budget & Cost Control

  • Prepare and monitor project budgets and cash flow forecasts.
  • Control project costs and identify cost-saving opportunities.
  • Review and approve subcontractor invoices and payment applications.
  • Manage project variations, claims, and change orders.

Contract Administration

  • Review project contracts and ensure compliance with contractual obligations.
  • Coordinate with clients, consultants, and subcontractors regarding contract requirements.
  • Maintain project documentation and records.

Team Leadership

  • Lead project engineers, site managers, supervisors, and support staff.
  • Conduct regular project meetings and performance reviews.
  • Foster teamwork and maintain effective communication across project stakeholders.

Procurement & Subcontractor Management

  • Coordinate procurement activities for materials and equipment.
  • Evaluate and manage subcontractor performance.
  • Ensure timely delivery of resources to meet project schedules.

Quality Management

  • Ensure all work complies with project specifications, drawings, and quality standards.
  • Coordinate inspections and testing activities.
  • Address non-conformance issues and implement corrective actions.

Client & Stakeholder Management

  • Build and maintain strong relationships with clients, consultants, and authorities.
  • Provide regular project progress reports.
  • Manage client expectations and resolve project-related issues.

Qualifications

  • Bachelor's Degree in Civil Engineering
  • Professional certifications such as PMP are an advantage.
  • Valid driving license

Experience

  • 5–10+ years of experience in construction or contracting projects.
  • Proven experience managing commercial, residential, villa projects
  • Experience with budgeting, scheduling, procurement, and contract administration.

Skills & Competencies

  • Strong project management and leadership skills.
  • Excellent communication and negotiation abilities.
  • Knowledge of construction methods, contracts, and project controls.
  • Proficiency in project management software and scheduling tools.
  • Strong analytical and problem-solving skills.
  • Ability to manage multiple projects simultaneously.
  • Knowledge of health and safety regulations.

Software Knowledge

  • Microsoft Project
  • Primavera P6
  • AutoCAD
  • Microsoft Excel
  • ERP systems and document control platforms

Key Performance Indicators (KPIs)

  • Project completion within schedule.
  • Project completion within approved budget.
  • Quality and client satisfaction levels.
  • Safety performance and incident rates.
  • Effective management of subcontractors and resources.
  • Timely submission of reports and project documentation.
