Job Title: Project Manager – Commercial Interior Fit-Out
Location: Mumbai
Job Summary:
The Project Manager is responsible for planning, coordinating, and overseeing the successful execution of commercial interior fit-out projects from inception to handover. This includes managing timelines, budgets, resources, subcontractors, vendors, and ensuring high-quality workmanship aligned with client expectations and company standards.
Key Responsibilities:1. Project Planning & Coordination
- Study project scope, BOQ, drawings, and specifications thoroughly.
- Prepare detailed project schedules, resource plans, and procurement timelines.
- Coordinate with clients, architects, consultants, and internal teams for approvals and alignments.
- Organize kickoff meetings and regular review meetings.
2. Site Execution & Supervision
- Monitor day-to-day site activities, ensure progress as per schedule.
- Supervise site engineers, contractors, and vendors.
- Ensure strict adherence to design, quality, and safety standards.
- Troubleshoot and resolve on-site issues proactively.
3. Vendor & Subcontractor Management
- Identify, evaluate, and coordinate with subcontractors and suppliers.
- Ensure timely delivery of materials and services.
- Validate work quality and adherence to contract terms.
4. Budgeting & Cost Control
- Maintain project budgets and track expenses.
- Identify cost-saving opportunities without compromising quality.
- Prepare and submit cost reports and billing documentation.
5. Documentation & Compliance
- Maintain all project-related documentation including drawings, approvals, site instructions, and client communications.
- Ensure compliance with safety regulations, legal requirements, and company policies.
6. Client Interaction
- Serve as the primary point of contact for clients.
- Provide regular updates on project progress.
- Handle client concerns and change requests professionally.
7. Handover & Closure
- Ensure snag-free completion and timely project handover.
- Prepare handover documents, warranties, and close-out reports.
- Obtain client sign-offs and completion certificates.
Key Skills & Competencies:
- Strong knowledge of interior fit-out processes (civil, electrical, HVAC, carpentry, finishing, etc.)
- Excellent project management and organizational skills
- Ability to read and interpret drawings and BOQs
- Strong leadership and team management abilities
- Effective communication and interpersonal skills
- Commercial acumen and negotiation skills
- Proficiency in MS Project, Excel, AutoCAD, and project management tools
Qualifications:
- Bachelor’s degree in Civil Engineering, Architecture, Interior Design, or related field
- PMP or similar project management certification (preferred)
- Minimum 5–10 years of relevant experience in commercial interior fit-out projects
