Job Description:
We are seeking an experienced Project Manager (Maintenance) to join our Abu Dhabi operations team. The role is responsible for planning, coordinating, and delivering multiple fit-out and maintenance projects across commercial and industrial facilities. The successful candidate will ensure assets remain safe, compliant, and operational while managing resources, contractors, and stakeholders to deliver projects on time, within budget, and to specification.
Plan, organise, and manage fit-out and maintenance projects from initiation to close-out, including reactive, preventive, and planned activities.
Develop and maintain project schedules, resource plans, KPIs, and maintenance programmes to ensure timely delivery and minimal disruption.
Prepare and manage project budgets, track costs, and implement cost-control measures.
Coordinate and supervise contractors, suppliers, and internal teams to ensure works are completed safely, efficiently, and to specification.
Conduct site inspections, condition surveys, and risk assessments; identify defects and opportunities for improvement.
Ensure compliance with UAE statutory regulations, local building codes, fire & life safety standards, and company policies.
Produce and review project documentation including scope of works, method statements, handover packs, and as-built records.
Manage work orders, spare parts, and materials procurement to support uninterrupted maintenance activities.
Support commissioning, testing, and validation for repaired or upgraded systems; resolve technical issues in collaboration with engineers.
Maintain strong stakeholder engagement with operations, facilities management, consultants, clients, and project sponsors.
Drive continuous improvement initiatives to optimize maintenance practices, asset lifecycle, and project efficiency.
Project management: Minimum 10 years’ experience managing multiple fit-out and maintenance projects simultaneously.
Technical knowledge: Strong understanding of building services, HVAC, MEP systems, fire & life safety (FLS), and fit-out project requirements.
Leadership: Proven ability to lead project teams, coordinate contractors, and mentor junior engineers/technicians.
Specification & design review: Capable of reviewing designs, specifications, and technical drawings for compliance and constructability.
Reporting: Experience preparing project reports, KPIs, schedules, and management dashboards.
Communication: Excellent verbal and written skills to liaise with clients, consultants, contractors, and internal teams.
IT literacy: Proficient with MS Office, CMMS, and project management or asset management software
Bachelor’s degree or diploma in Mechanical, Electrical, Civil, Building Services, Engineering, or related discipline.
Minimum 10 years’ experience managing maintenance and fit-out projects in commercial, industrial, or infrastructure environments.
Proven experience handling multiple projects simultaneously, from planning through execution to close-out within budget.
Strong knowledge of specifications, design review, FLS, KPIs, and project reporting.
Experience with contractor management, CMMS, and project scheduling software.
Valid UAE driving licence required.
Willingness to travel to client sites and work flexible hours when required.
