Job Summary
We are seeking an experienced and detail-oriented Project Manager to oversee real estate development projects from initiation through completion. The Project Manager will be responsible for managing consultants, contractors, suppliers, project schedules, budgets, and quality standards to ensure successful delivery.
The ideal candidate will have extensive experience in the UAE construction/development sector, strong technical and commercial skills, and the ability to lead multidisciplinary stakeholders throughout the project lifecycle.
Key Responsibilities1. Project Management & Delivery
- Lead all aspects of assigned development projects from planning to handover.
- Ensure projects are delivered within approved time, cost, and quality parameters.
- Assist in developing and refining the client brief and project scope.
- Manage procurement of consultants and contractors.
- Oversee deliverables from project management, design, and specialist consultants.
- Review and present project programs, progress reports, and updates to senior management.
- Implement and maintain project procedures across all stages.
2. Cost, Contracts & Change Control
- Control project expenditure and ensure costs remain within approved budgets.
- Certify consultant payments, contractor progress payments, and project deliverables.
- Manage procurement, tendering, and contract administration processes.
- Oversee change management, including evaluation of variations and approval workflows.
- Assess, manage, and respond to delays, extension-of-time claims, and cost impacts.
3. Quality, Compliance & HSE
- Ensure adherence to project quality standards and specifications.
- Oversee Health, Safety & Environment (HSE) requirements across the project lifecycle.
- Conduct technical reviews and ensure compliance with design and regulatory requirements.
- Review and certify project completion stages and recommend issuance of completion certificates.
- Manage final acceptance, defect rectification, and project close-out documentation.
4. Stakeholder & Authority Coordination
- Coordinate with internal teams such as Commercial, Finance, and Document Control.
- Manage external relationships with consultants, contractors, suppliers, and authorities including:
- Dubai Municipality
- DEWA
- RTA
- Etisalat
- Civil Defense
- Civil Aviation
- Represent the project in progress meetings, technical workshops, and authority interactions.
5. Operational & Administrative Support
- Develop and manage project logs, reports, documentation, and control systems.
- Support senior management with strategic decision-making inputs.
- Maintain accurate project files, approvals, certificates, and correspondence.
Requirements
- Bachelor’s degree in Civil Engineering or Architecture.
- 10–15 years of experience in construction, consultancy, project management, or property development.
- Strong technical skills in project planning, scheduling, and design coordination.
- Solid experience in contract administration, tendering, and procurement.
- Ability to manage quality control, HSE compliance, and regulatory approvals.
- Excellent communication, negotiation, and stakeholder management skills.
- Strong analytical, problem-solving, and decision-making capabilities.
- Proven ability to lead multidisciplinary project teams.
- High level of accountability, attention to detail, and resilience.
