Compensation: $25–$35/hour DOE
Employment Type: 1099 or W-2, depending on the candidate's capacity and fit

The Role:
We're hiring a part-time Bookkeeper who understands (or is willing to learn) the unique bookkeeping needs of a property management company. This is a hybrid role, most of the work can be done remotely, but weekly in-person check-ins are required to pick up bills and sync on priorities. You'll work closely with the owner and be a vital part of keeping our operations smooth and compliant. This is a part-time position averaging 15–20 hours per month with a guaranteed monthly payout of $750 USD. The workload is heavier during the first 10 days of the month when reconciliations, owner statements, and payouts are due, with lighter, ongoing tasks spread throughout the rest of the month. January requires additional hours for 1099 and tax prep.

Responsibilities:

  • Reconcile trust and security deposit accounts monthly
  • Match and track credit card expenses in RentVine
  • Post management fees, pay vendor invoices, and ensure funds are cleared
  • Disburse owner payments and create monthly owner statements
  • Monitor late payments and coordinate follow-ups
  • Handle 1099 prep and tax reporting for vendors
  • Maintain clear and organized financial records for audits and tax prep
  • Communicate with tenants and owners about payment or billing questions
  • Assist with improving and documenting financial systems as needed

What We’re Looking For:

  • 2+ years of experience in bookkeeping or small business accounting
  • Proficient in QuickBooks
  • Experience with RentVine (a plus) or willingness to learn
  • Local to the Boise area and available for a monthly in-person meeting and onboarding
  • Familiarity with property management (preferred but not required)
  • Strong attention to detail and organizational skills
  • Comfortable with occasional owner- and tenant-facing communication
  • Self-directed, dependable, and solutions-focused
  • Able to grow with us as we expand
