Immediate opening for a full time, highly organized and professional Community Manager for a 289-unit apartment community in Upland, CA.
Essential Duties and Responsibilities include, but are not limited to:
· Responsible for working with the Regional Manager or District Manager, and property team in attaining income and occupancy goals, and expense control.
· Responsible for overseeing onsite team to ensure the community is consistently maintained in a clean, safe, appealing manner.
· Ability to post rents, generate reports and document transactions, utilizing Yardi software.
· Responsible for rent collection and follow up.
· Completes move-in/move-out inspections with residents.
· Initiates core business processes, including leasing and resident relations, marketing, maintenance, accounts receivable, accounts payable, vendor relations.
· Welcomes prospective residents; leases apartments, utilizing company leasing policies and procedures and Fair Housing guidelines.
· Answers incoming phone calls professionally, and regularly monitors resident satisfaction, by utilizing customer service skills.
· Plans and attends resident functions.
· Prepares and supplies reporting information and data; submits requested information to Regional Manager as necessary and as requested.
· Identifies potential and existing barriers to the successful accomplishment of property objectives. Utilizes performance data, observation, budgetary and other financial information to create solutions to potential or existing problems.
· Creates a clear and realistic vision for the property and effectively communicates expectations and direction to the community team members.
· Meets the needs of residents.
· Regularly monitors resident satisfaction.
· Regularly monitors team members’ performances.
· Holds team meetings to communicate goals, and discuss progress toward goals and overall expectations.
· Conducts regular market surveys and monthly shopping reports.
· Understands and follows company policies and procedures.
· Communicates policies and procedures changes with team members.
· Maintains an awareness of local market and community trends and conditions.
· Actively participates in community training and Safety Program.
· Physically inspects community daily; checks vacancies, and follows up as necessary.
· Understands and complies with all Federal, State and Local Fair Housing regulations and ordinances.
· Maintains a positive customer relations attitude.
· Performs any additional duties assigned by supervisor.

Salary plus monthly incentive bonus

Pay: $28.00 - $30.00 per hour
