We are seeking a highly experienced Property Manager to lead the full operational turnaround of Hickory Hills Apartments in Gautier, MS. This is not a traditional property management role, this is a stabilization assignment designed for a leader who thrives in challenged environments and knows how to drive collections, enforce lease compliance, execute lawful evictions, improve property condition, and rebuild occupancy with qualified residents.

Your Mission
You will restore operational discipline and financial performance by:
- Aggressively reducing delinquency and aged receivables
- Executing eviction processes in full compliance with Mississippi law
- Rebuilding occupancy with screened, qualified residents
- Improving property condition, safety, and curb appeal
- Implementing durable systems that drive accountability and reporting
- Increasing NOI through collections consistency, expense control, and stabilized occupancy
Your Impact
Operational Leadership
- Take immediate ownership of daily operations
- Enforce company policies and professional standards consistently
- Establish structured reporting, documentation, and accountability systems
- Supervise maintenance staff, vendors, and contractors
- Partner closely with corporate leadership and asset management
Leasing & Occupancy Recovery
- Lead the leasing process from inquiry to executed lease
- Eliminate unauthorized occupancy and informal arrangements
- Execute renewals with reliable residents
- Maintain accurate availability, pricing, and documentation in the PMS
- Drive local marketing and online listing efforts
Collections, Delinquency & Evictions
- Monitor rent collections daily and act quickly on nonpayment
- Implement structured payment plans when appropriate
- Post notices and file evictions in strict compliance with state law
- Represent the property in court proceedings when necessary
- Maintain complete and defensible documentation
Property Condition & Unit Readiness
- Oversee work orders, repairs, and vendor performance
- Drive efficient make-ready timelines and cost control
- Conduct regular inspections of units and grounds
- Identify safety hazards and deferred maintenance
- Oversee larger repair projects and capital improvements
Financial & Administrative Control
- Maintain accurate resident ledgers and reporting
- Monitor occupancy, collections, and expense metrics
- Support corporate reporting requirements
- Ensure consistent use of Entrata for leasing, accounting, and documentation
What You Bring
- 2-4 years of multifamily property management experience
- Proven success stabilizing distressed or underperforming communities
- Strong background in collections, delinquency management, and evictions
- Experience managing vendors, maintenance teams, and capital projects
- Proficiency in Entrata or comparable property management systems (Yardi, RealPage, etc.)
- Working knowledge of Fair Housing and landlord-tenant law
- Ability to operate independently with minimal supervision
- Strong leadership and conflict-resolution skills
- High School Diploma or equivalent
Preferred:
- Experience with value-add or repositioning assets
- Background in workforce housing or Class B/C communities
- Bilingual (English/Spanish) a plus
