Mimo Realty LLC is a property management company located in Miami, Florida. We are seeking a dynamic and detail-oriented Property Manager to join our amazing team and work mostly all remotely with the daily operations of our residential and commercial properties. This role is vital in ensuring exceptional property performance, tenant satisfaction, and compliance with all relevant regulations. The ideal candidate will possess strong administrative skills, a proactive approach to property maintenance, and excellent communication abilities. As a Property Manager, you will oversee leasing activities, manage tenant relations, coordinate maintenance efforts, and other legal requirements. Your energy and dedication will drive the success of our properties and foster positive community environments. This is primarily a remote position.
Responsibilities

Manage all aspects of property operations for single family homes and multi family properties, including leasing, rent collection, hiring vendors, and tenant relations to maximize occupancy and revenue.

Oversee property maintenance and facilities management, coordinating repairs, inspections, and vendor relationships to ensure properties are well-maintained and compliant with safety standards.

Administer lease agreements, contracts, and legal documentation with precision; negotiate terms with prospective tenants; communicate with Airbnb guests, section 8 tenant, insurance companies, mortgage lenders, and city officials.

Utilize property management software such as AppFolio, Airbnb, VRBO, Priceless, etc for data entry, record keeping, and reporting to streamline operations.

Conduct regular property inspections to identify issues early; coordinate repairs or upgrades.

Handle conflict management professionally by mediating tenant disputes and addressing complaints promptly with excellent customer service skills.

Maintain thorough filing systems for legal documents, lease agreements, maintenance records, and correspondence; ensure all documentation is accurate and accessible.

Promote leasing opportunities through upselling amenities or services; develop strategies to enhance tenant retention through exceptional customer relationship management.

Ensure compliance with Section 8 housing programs and other government-assisted housing regulations; stay updated on changes in Fair Housing laws.

Communicate effectively via phone etiquette with tenants, vendors, and team members; foster positive relationships that support property growth.
Experience

Proven experience in property management or real estate administrative roles with a strong understanding of property leasing processes.

Familiarity with AirBnB, Section 8 and other types of property management is highly desirable.

Hands-on experience using AppFolio, Airbnb, VRBO, Pricelabs, Quickbooks or similar property management software for data entry and reporting tasks.

Knowledge of Landlord-Tenant Law and legal administrative procedures related to residential properties.

Demonstrated ability in conflict management, negotiation, contracts handling, and customer service excellence.

Office experience involving filing systems, data entry, phone etiquette, and general administrative support is essential.

Experience managing property maintenance schedules and understanding facilities management principles is a plus.
