Property Manager

Our organization is seeking a full-time, on-site Property Manager to join our growing team in Rapid City. The Property Manager will be responsible for the day-to-day operations of the property, working closely with team leads and support staff to ensure efficient management, regulatory compliance, and high-quality resident relations.

The ideal candidate is a proactive self-starter with strong communication and organizational skills, proficiency in property management systems (specifically Entrata), and direct experience with HUD regulations and Section 8 housing programs. Experience with TRACS, EIV, and APPS systems is required.

Responsibilities:

• Oversee daily on-site operations of the property, ensuring compliance with HUD and Section 8 guidelines
• Manage rent collections, subsidy processing, and financial reporting, including TRACS submissions and reconciliations
• Utilize EIV and APPS systems for tenant eligibility verification and ongoing compliance
• Enforce tenant policies and procedures consistently and fairly
• Respond to tenant inquiries, service requests, and complaints in a timely and professional manner
• Coordinate and oversee maintenance staff and vendors to ensure timely completion of work orders
• Conduct regular property inspections to identify maintenance needs and ensure overall property condition
• Perform move-in and move-out inspections in accordance with program requirements
• Review and pay bills, track expenses, and assist with budgeting efforts
• Utilize Entrata for property management, reporting, and tenant tracking
• Identify and implement strategies to improve operational efficiency and reduce costs
• Maintain organized records and documentation to support audits and compliance reviews
