Purpose
The Property Manager is responsible for ensuring the assigned community is well-managed, well-maintained, and operated in alignment with Corum Real Estate Group’s standards and ownership objectives. This role places strong emphasis on positive resident relations, compliance with LIHTC and CHFA requirements..
Key ResponsibilitiesProperty Operations
- Oversee day-to-day operations of the assigned residential property.
- Ensure full compliance with LIHTC requirements and CHFA guidelines.
- Conduct routine property inspections to maintain safety, cleanliness, and curb appeal.
- Coordinate and supervise all building activities and community functions.
- Oversee Maintenance personnel, ensuring timely completion of work orders and preventive maintenance.
Financial & Administrative
- Prepare and manage the annual operating budget.
- Create, review, and maintain accurate financial reports.
- Approve accounts payable and monitor expenses.
- Review and follow up on resident delinquencies.
- Prepare and reconcile annual escalations.
- Assist with planning and coordination of capital projects.
Leasing & Resident Relations
- Maintain strong, professional relationships with residents and ensure timely follow-up on concerns and service requests.
- Work closely with the leasing team to support new leases, renewals, and marketing initiatives.
- Coordinate all resident move-ins and move-outs to ensure compliance with program requirements.
- Abstract leases and input all relevant data into MRI.
Contract & Vendor Management
- Negotiate, manage, and implement service contracts.
- Ensure vendors meet performance expectations and comply with property standards.
Knowledge, Skills & Requirements
- 3+ years of experience as a Property Manager in residential housing required.
- Strong financial and budgeting skills with demonstrated experience managing property financials.
- Required: Thorough knowledge of LIHTC compliance, CHFA regulations, and affordable housing program requirements.
- Maintain an up‑to‑date understanding of Fair Housing, ADA regulations, and industry best practices.
- Knowledge of local market conditions and competitors in Eagle & Routt County.
- Proficiency with MRI or similar property management software.
- Spanish bilingual highly preferred due to resident population needs.
- Must participate in ongoing training, continuing education, and meetings as directed.
Work Environment
- This position is 100% onsite.
- No remote work option or schedule flexibility is available due to the nature of property operations and compliance oversight.

Pay: $70,000.00 - $75,000.00 per year
