Entry-Level Property Manager

  • Role summary: Assist with day-to-day management of residential or small commercial properties under supervision.
  • Key responsibilities:
  • Respond to tenant inquiries and coordinate maintenance requests.
  • Conduct property inspections and prepare condition reports.
  • Manage lease documentation, renewals, and tenant move-ins/move-outs.
  • Process rent payments, deposits, and basic bookkeeping.
  • Coordinate contractors and routine property upkeep.
  • Support compliance with local housing laws and safety requirements.
  • Required skills & qualifications:
  • High school diploma or associate degree; diploma/cert in property management preferred.
  • 0–2 years in customer service, facilities, or property roles.
  • Basic accounting, MS Office, and tenant-management software familiarity.
  • Good communication, organization, and problem-solving.
  • Typical KPIs:
  • Tenant satisfaction/response time.
  • Rent collection rate and vacancy rate.
  • Timeliness of maintenance completion.

Mid-Level Property Manager

  • Role summary: Independently manage a portfolio of properties, oversee staff/contractors, and ensure financial and operational performance.
  • Key responsibilities:
  • Manage tenant relations, lease negotiations, and renewals.
  • Oversee budgeting, monthly financial reporting, and cost control.
  • Coordinate major maintenance, capital projects, and vendor contracts.
  • Implement preventative maintenance programs and ensure regulatory compliance.
  • Supervise on-site staff or contractors; train entry-level team members.
  • Handle escalated tenant disputes and eviction procedures when required.
  • Required skills & qualifications:
  • Bachelor’s degree or certification in property/real estate management; 3–7 years’ experience.
  • Proficiency with property management software and financial reporting.
  • Strong negotiation, leadership, and regulatory knowledge.
  • Typical KPIs:
  • Net operating income (NOI) growth.
  • Portfolio occupancy/vacancy rates.
  • Maintenance cost per unit and tenant retention rate.

Senior Property Manager

  • Role summary: Lead strategy and operations for large portfolios or high-value assets; drive performance, capital planning, and stakeholder relationships.
  • Key responsibilities:
  • Set portfolio strategy, rent-setting, and asset optimization plans.
  • Lead budgeting, forecasting, and capital expenditure programs.
  • Manage vendor procurement, major renovations, and lifecycle planning.
  • Oversee compliance, risk management, and high-level tenant relations.
  • Mentor property managers and coordinate with executive leadership and owners.
  • Report on portfolio performance and implement value-add initiatives.
  • Required skills & qualifications:
  • Bachelor’s or Master’s in real estate, business, or related; 8+ years’ experience managing portfolios.
  • Advanced financial acumen, asset management experience, and strong leadership.
  • Knowledge of local regulations, leasing law, and commercial/residential markets.
  • Typical KPIs:
  • Portfolio return on investment (ROI) and NOI.
  • Occupancy and lease renewal rates.
  • Capital project delivery on budget/timeline.
