KEY DUTIES AND RESPONSIBILITIES:
• Ensure smooth operations of all properties under management, including residential and commercial units.
• Develop and implement standard operating procedures (SOPs) to streamline property management processes.
• Conduct regular property inspections to assess condition and identify necessary repairs or improvements.
• Coordinate with maintenance staff, contractors, and vendors to ensure prompt resolution of issues and efficient property maintenance.
• Oversee budgeting and financial management for property operations, including expense tracking, rent collection, and budget forecasting.
• Monitor and enforce compliance with applicable laws, regulations, and property policies.
• Negotiate and manage contracts with tenants, suppliers, service providers, and other stakeholders.
• Draft, review, and modify lease agreements, vendor contracts, and other legal documents related to property management.
• Maintain a comprehensive database of contracts, ensuring accuracy, completeness, and timely renewals.
• Monitor and enforce contract terms and obligations, taking appropriate action when necessary.
• Collaborate with legal counsel when needed to address legal matters related to property management contracts.
• Serve as the primary point of contact for tenants, addressing inquiries, concerns, and requests in a timely and professional manner.
• Conduct tenant screenings, lease negotiations, and move-in/move-out processes in compliance with company policies and applicable laws.
• Develop and maintain positive relationships with tenants, fostering a high level of tenant satisfaction and retention.
• Implement strategies to proactively resolve tenant issues and ensure a positive living/working environment.
• Prepare regular reports on property performance, including occupancy rates, financial performance, maintenance activities, and tenant feedback.
• Maintain accurate and up-to-date records, including lease agreements, insurance policies, inspection reports, and other property-related documents.
• Assist in the preparation of annual budgets, financial statements, and other financial reports.
• Uphold company values throughout business practices and utilise sound judgment in decision making.
• Any other additional duties as may be required by management based on needs of the business.
WORK EXPERIENCE:
• Minimum of 5-7 years of experience in related role.
• Proven experience in property management, preferably in a supervisory or managerial role.
EDUCATIONAL QUALIFICATION:
• Bachelor's degree in related field.
SKILLS/BEHAVIOUR ATTRIBUTES:
• Strong knowledge of property management principles, practices, and applicable laws/regulations.
• Excellent organisational and multitasking skills, with the ability to prioritise and meet deadlines.
• Exceptional written and verbal communication skills, including negotiation and conflict resolution abilities.
• Proficiency in property management software, Microsoft Office Suite, and other relevant tools.
• Familiarity with financial management and budgeting processes.
• Attention to detail and accuracy in documentation and record-keeping.
• Ability to work independently and collaboratively in a team environment.
