Job Overview
This position is responsible for operating the properties within the financial guidelines by controlling expenses and maintaining satisfactory occupancy levels and an acceptable delinquency rate.

The duties and responsibilities include, but are not limited to:

  • Operate the properties within financial guidelines by controlling expenses, maintaining satisfactory occupancy levels, and managing collections
  • Participate in the budget process
  • Review, code, and approve property-level invoices daily in Avid
  • Manage quality control of tenant ledgers and Tenant Web Access settings
  • Manage, track, and report on capital improvement projects
  • Manage relationships with vendors, ensuring proper documentation is provided, quality work is performed, and reasonable pricing
  • Provide residents with outstanding customer service
  • Comply with all federal and state fair housing regulations
  • Obtain bids on special maintenance projects
  • Complete incident reports and forward to Human Resources and Asset Management
  • Prepare notices and legal paperwork required for eviction proceedings
  • Daily physical inspection of the property, ensure vacant units are secured, monitor grounds and resident activity, ensure excellent curb appeal, and alert maintenance to any needed repairs
  • Oversee unit turnover process, ensuring speedy completion to specifications
  • Develop and maintain an awareness of home property’s competitive set, including their rates, amenities, concessions, and other features
  • Maintain an expense matrix that tracks all recurring expenses
  • Supervise marketing and advertising initiatives across digital and physical media channels
  • Ensure applications are processed according to company guidelines and criteria
  • Review and submit payroll deliverables on a timely basis, including bonus reports
  • Interview, hire, train, and manage all property employees to create a positive, team environment
  • Conduct staff performance evaluations
  • Consult with the Regional Manager and Human Resources to resolve employee complaints and follow the disciplinary process as outlined in the Employee Manual
  • Prepare reports by collecting, analyzing, and summarizing data and trends
  • Ensure that all resident requests or complaints are responded to in a timely, efficient, and courteous manner
  • Enforce safety rules and make sure staff is following safe work practices
  • Review and approve all supply purchase orders
  • Ensure maintenance work orders are being entered and completed promptly
  • Follow and enforce company policies and procedures
  • Complete or approve credit card, mileage, and petty cash reimbursement requests
  • Update job knowledge by participating in educational opportunities, reading professional publications, maintaining personal networks, and participating in professional organizations
  • Other duties as assigned

Experience

  • College education preferred, but not required
  • 3+ years of experience as a Property Manager
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Proficiency with Microsoft Office and Rent Manager
  • Solid understanding of the Fair Housing Act, multifamily property management practices and processes, building and grounds maintenance, resident relations, leasing, rent collection, eviction procedures, tenant/landlord laws, accounting principles, and OSHA laws and regulations
  • Experience managing multifamily value-add capital improvements and construction projects with completion schedules
  • Prior leadership experience to include selection and hiring, team training, and coaching
  • Possess a strong understanding of the bottom-line and comprehension of balancing income and expenses to ensure the best overall results
  • Strong customer service, conflict resolution, communication, and interpersonal skills
  • Well organized with the ability to prioritize and multi-task
  • Must exhibit a strong commitment to serving the needs of the apartment community and the people within it
  • Ability to communicate effectively and professionally, both in writing and in person
  • Must possess the ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate an appropriate course of action
  • Must possess a positive attitude and the ability to be pleasant under all circumstances
  • Must participate in regular training to ensure compliance with new and existing laws
  • Must maintain a professional appearance and always represent the company in a professional manner

Working Conditions & Physical Requirements

  • Able to walk the property in all weather conditions
  • Able to work occasional evenings and weekends and respond to after-hours emergencies
  • Ability to walk, sit, and stand for long periods
  • Ability to climb stairs

Directly reports to: Regional Manager

Supervises: Assistant Property Manager, Leasing Manager (where applicable), Leasing Consultant, Maintenance Supervisor, Maintenance Technician, Groundskeeper

FLSA Status: Exempt

Pay: $60,000.00 per year

Work Location: In person
