Property Manager - Apartment Community

Immediate Opening for Property Manager at an Aurora Apartment Community with 248 units. Must have experience directing and managing a team and prior multi-family housing experience. As a leader and teammate, the Property Manager will ensure the efficient day-to-day operation of the community while providing exceptional customer service to residents.

Essential duties and responsibilities:

  • Generate revenue for the community and handle resident relations.
  • Maintain maximum occupancy levels.
  • Maintain the community's curb appeal and ensure that repairs are completed in a timely manner. Conduct daily and monthly community inspections and tours.
  • Develop effective leasing and marketing strategies to increase traffic and resident retention.
  • Employ leasing techniques that are successful in securing leases.
  • Collect, post, and deposit rent payments daily.
  • Handle resident complaints and requests promptly and effectively to ensure resident satisfaction.
  • Implement community activities to increase resident retention.
  • Communicate community and company policies effectively.
  • Prepare and implement procedures and systems within company guidelines to ensure an orderly and efficient workflow.
  • Ensure that all administrative paperwork is accurate, complete, and submitted in a timely manner.
  • Process A/P invoices and handle petty cash and all funds.
  • Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc., within company guidelines to minimize liabilities (all activities in the community, including employee injuries, fires, floods, freezes, etc.).
  • Train new personnel effectively using consistent and efficient techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance.
  • Complete weekly and daily office staff schedules and assignments. With input from the Community Service (Maintenance), schedule maintenance staff and oversee tasks. Monitor the progress of work assignments.
  • Deal with performance problems effectively and in a timely manner. Document adequately, communicate the situation with Regional Manager, Human Resources and terminate appropriately when necessary.
  • Promote harmony and quality staff job performance through support, effective leadership, and positive reinforcement.
  • Ensure that all administrative functions pertaining to personnel are processed in a timely manner (i.e., performance evaluations, salary reviews, payroll).
  • Ensure staff compliance and consistency with company policies and procedures, industry regulations, safety practices, etc.
  • Proficient in Word, Excel and RealPage/OneSite.
