We are seeking an experienced and motivated Property/Business Manager to oversee a 200-unit apartment community in the Mid Town / Tampa area. The ideal candidate is a self-starter with strong leadership, financial, and operational management skills who is committed to maintaining a high-performing community.
Key Responsibilities
- Develop, administer, and maintain systems to effectively manage the community.
- Prepare and submit weekly owner reports.
- Manage and obtain bids for capital improvement projects.
- Ensure proper procedures are followed when ordering materials and services.
- Calculate operating expense pass-throughs and common area maintenance and in unit charges.
- Serve as the primary point of contact for resident concerns and resolve tenant issues.
- Review and settle questionable tenant charges.
- Ensure the financial stability and performance of the property.
- Review and approve invoices for assigned properties.
- Conduct weekly property inspections and tours.
- Coordinate subcontractor activities and oversee maintenance contracts.
- Ensure all vendors provide current certificates of insurance.
- Supervise tenant improvement projects and verify proper billing of construction-related fees.
- Manage, train, and develop on-site staff.
- Assist with apartment marketing and leasing activities as needed.
- Communicate unusual property issues to ownership promptly and provide recommended solutions.
- Complete special projects, reports, and assignments as requested.
- Ensure compliance with Fair Housing regulations and HUD guidelines.
- Maintain occupancy levels of 95% or higher while maximizing rental revenue in line with the current market.
- Perform other duties as assigned.
Qualifications
- Minimum of 2 years of on-site property management experience at the Manager level.
- Strong leadership and team management skills.
- Excellent verbal and written communication abilities.
- Proven ability to manage budgets, operations, and resident relations.
- Strong organizational and problem-solving skills.
- Self-motivated with the ability to work independently.
- Knowledge of Fair Housing and HUD regulations preferred.
