Job Summary:

The Purchase Manager is responsible for overseeing all procurement and sourcing activities related to construction materials, civil and MEP items, equipment, and services required for real estate projects. The role ensures timely availability of materials at competitive prices while maintaining quality standards, vendor relationships, and cost efficiency.

Key Responsibilities:1. Procurement Planning & Strategy

  • Develop and implement the overall procurement strategy aligned with project timelines and budgets.
  • Collaborate with Project, Engineering, and Finance teams to forecast material requirements.
  • Prepare annual and project-specific purchase budgets.

2. Vendor Management

  • Identify, evaluate, and develop reliable vendors, contractors, and suppliers for construction materials and services.
  • Conduct vendor audits, negotiate pricing, payment terms, and delivery schedules.
  • Maintain a robust vendor database and ensure continuous performance evaluation.

3. Purchase Operations

  • Issue purchase orders (POs) based on approved indents and technical specifications.
  • Ensure materials and services are procured as per company standards and project needs.
  • Monitor order status and coordinate with suppliers to ensure timely delivery.
  • Manage purchase documentation including quotations, PO, invoices, and delivery challans.

4. Cost Control & Negotiation

  • Analyze market trends to identify cost-saving opportunities.
  • Negotiate with suppliers to achieve optimal pricing without compromising quality.
  • Monitor material price fluctuations and provide inputs for budget planning.

5. Coordination & Project Support

  • Work closely with Project Managers, Site Engineers, and Stores for material requirement planning and issue resolution.
  • Ensure material availability at sites as per project schedules.
  • Coordinate with Finance for payment processing and vendor reconciliation.

6. Compliance & Reporting

  • Ensure all procurement activities comply with company policies and statutory regulations.
  • Maintain accurate purchase records and generate regular MIS reports (PO status, savings, vendor performance, etc.).
  • Support internal and external audits related to procurement.

Qualifications & Requirements:

Education:

  • Bachelor’s Degree in Engineering / Commerce / Supply Chain Management.
  • MBA / PGDM in Materials Management or equivalent preferred.

Experience:

  • 7–12 years of experience in procurement / purchase management within the real estate or construction industry.
  • Strong exposure to sourcing construction materials such as cement, steel, aggregates, electricals, plumbing, tiles, sanitary ware, and finishing materials.

Skills & Competencies:

  • Excellent knowledge of procurement processes, vendor development, and contract negotiation.
  • Familiarity with ERP systems (SAP / Oracle / Tally ERP) and MS Office.
  • Strong analytical and negotiation skills.
  • Good understanding of construction project timelines and site operations.
  • Leadership, communication, and coordination abilities.
  • Integrity, cost-consciousness, and attention to detail.

Job Type: Full-time

Pay: ₹30,000.00 - ₹35,000.00 per month
